Avoid Celebration if you intend to rent. Too many foreclosures and rent prices are too high. Lots of landlords who are not upfront regarding their financial situation.

marsta, thanks for the heads-up. I saw some postings at craigslist saying "direct with administrator - no foreclosure drama"

Maybe I will check the landlord's credit in the same manner they will check mine

Quick update....we have visited most condos in what we believe to be the good parts of Metro West. The ones we liked most there are:

1) The Estates at Park Avenue
2) La Palazza
3) The Hamptons
4) The Element

We tried to find condos in Dr. Philips, but the only one we could find is The Sanctuary. Nice place, but there was no 3-bedrooms available there.

Today we will visit condos in Hunter's Creek.

Our goal at the moment is to find the best place to land in Florida. Orlando is strategically located in the middle of the state, from where we can travel all over the state. THEN we will be able to find the right neighborhood in the right city, which may be Orlando or not.

Any comments on the properties we listed above? Any tips on the properties from Hunter's creek? Any other neighborhood that we could be visiting tomorrow (our last day in Orlando) where we could find a decent concentration apartments or townhouses?

We want to focus in apartments and townhouses at this time (3-bedrooms over 1,400sqf)

I like Baldwin Park. Then check Winter Park and finally College Park. BP has alot of parks and 3 pools so the child will enjoy that.

We have decided to lease an apartment at La Palazza. It was the best place available in Metro West.

For anyone concerned with safety or ghetto people in Metro West, La Palazza seems to be a safe heaven.

Their prices are average to high, which hopefully will keep a certain standard there.

I would say Winter Park too. There are rental homes and apartments there and nice schools.

Our major requirements for the ideal neighborhood/place are:

1) Safe
2) Good school district
3) Condo or similar (we want a place that will help our 5 yo child to make friends)
4) 3-bedroom in the range of $ 1,000 to $ 1,200
5) Family-oriented neighborhood
6) Average distance from downtown (not too close and not too far away)

Our lease expires by the end of this month and we are traveling to Orlando after tomorrow, Tuesday, June 15th, to investigate the neighborhoods. So, timely suggestions will be highly appreciated
