My husband and I are looking to move to the Windermere, Winter Garden, or Dr. Philips area around November/December 2010, but we can move earlier or later if needed.

We are both golfers and want to be no more than 10 minutes from a golf course. We really want to rent a house before we buy. I have spoken with a great realtor who has helped with some rentals in MLS but I was wondering if there were a lot of options for rent by owner if we just drive around?

Since the realtor we have been working with has been so great we will definitely use him when we decide to buy so he is definitely not forgotten and all his help has been greatly appreciated, but for rentals I am just wondering if it's better to drive around? I know there is the risk of the person being in foreclosure or pre-foreclosure but I believe there are ways to find out that information and we will definitely look into that before giving someone a security deposit.

I am just curious from people who already live in the area if driving around is a better option or if we should just stick with just the listings available on MLS?

Some of the deed restricted communities do not permit 'sign' advertising for rental homes, so you might not find too many signs in the golf course neighborhoods. I personally think your best bet, from a secure lease and financially responsible angle, would be to go through your realtor or a licensed Property Management Group. It sounds like Stoneybrook West might be a good place to start since the community has their own course. Also, Orange National is so close to the west of Windermere and near south Winter Garden.

I was wondering about that too, I had a feeling some of the communities wouldn't allow signs. I know where we live now they don't allow them.

As a local to the area do you recommend one area over another, such a Windermere over Winter Garden or are they all pretty equal?

Windermere and Dr. Phillips are much nicer than Winter Garden (which can get seedy around certain areas). I've lived in Dr. Phillips and Windermere most of my life, if you have any questions about the area I can try to help you as best I can. Unfortunately I'm unsure about whether looking around for rentals would be beneficial. It never hurts to try, though.

Thank you so much for the info. I had heard that about Winter Garden also, but I was told near Stoneybrook West it's pretty nice? We drove through there once, and went to the Winter Garden Village (or whatever that huge shopping center is called) and it seemed ok but I trust the advice of someone who lives there more then my 20 minutes driving around that one specific area.

We would love to find a 3/2 place under $1700/month and around 10 mins or less from a golf course that will allow a small 25lb dog.

There are nice areas of the Winter Garden zip code. Stoneybrook West is in Winter Garden. The area of Winter Garden I would focus on would be south and west of the intersection of W Colonial (50) and Toll 429.
A drive through Independence or the areas along Avalon Rd might be beneficial. I really don't know. Also try a rental search in the Orlando zip 32836, that's in the area you were looking at too.

The west side of windermere ( summerport, preston square, lakes of windermere) will all be in your $ range and are all comparable in location and housing. Old Windermere is $$$ even for rentals.

Dr. Phillips has the gamut of prices, good locations but the lower the rent, the older the home and less square footage.

The parts of Winter Garden and even Ocoee that are south of W. Colonial Drive, which include Stoneybrook West and the Winter Garden Village, are definitely nicer than the parts north of it. Downtown Winter Garden (north of Colonial) is cute, but the neighborhoods around it aren't so great.

Basically anywhere in Dr. Phillips or Windermere you will be 10 minutes from a golf course I know the Bay Hill Club allows non-residents to join. Bay Hill may be a good neighborhood to look into (the homes range from 70's ranch style homes to mega-mansions, and everything in between). Also in Dr. Phillips is Orange Tree, with its own golf course.

I agree with brinkofsunshine on the areas ... here's one in a nice area of Winter Garden. I know you have an agent your are working with and he might be able to get more information on whether a pet is acceptable or not.
I think now that school is in session the inventory is down for rentals, which isn't in your best interest, I know. Good Luck in your search.

Thank you both for the responses and the help. We just need to plan a weekend and familiarize ourselves with the areas a little more. How is the shopping and restaurants in the area?

Where we live now it takes us 15 minutes to get to the nearest grocery store and we hate that we would like to be closer. We also don't have anything like a BJ's, Sams, or Costco anywhere near us and we would love to have that close by but it's not a necessity. A closer grocery store is definitely a must.

One of the premier restaurant districts in Orlando, called Restaurant Row, is in Dr. Phillips around the intersection of Sand Lake Rd. and Dr. Phillips Blvd. In 6 different upscale shopping centers there are a bunch of restaurants (from casual cafes to very expensive steakhouses), as well as a Publix and a Whole Foods. There's a Fresh Market at the other end of Dr. Phillips Blvd. as well.

The Mall at Millenia is around 10 minutes from Dr. Phillips (a little longer from Windermere and Winter Garden), and is the most upscale mall in Orlando. There's a BJ's in one of the shopping centers around the mall.

Of course, Winter Garden has the Winter Garden Village which has the huge box stores as well as a bunch of restaurants (all chains, I believe).

Living here, I've never found anything to be inconvenient
