I'm considering a move from Clermont, (SF) to Dr. Phillips (TH), in the next year, and would like a townhouse with very few amenities, thus a low HOA fee. Does such a community exist? My budget is under 200K.

I'm new to the boards, but have already read and learned a lot.

I'm not sure about low HOA fees, but you might want to look at Carriage Homes (saw a listing for $165k) and SandPointe (usually under $200k). Those are two that come to mind

There are a couple of communities in Dr Phillips which would meet your criteria in terms of pricing around the $200,000 mark. There 2 of hand which I know. One is an older community built in the mid 80s and pricing there would be right at the $200k limit. The HOA fees there are $195.00 per month. There is also a newer community vuit in around 2006 and HOA's are around the $240 per month. It completely depends on what your looking for and your budget for HOA. Those are on the lower end of the scale. Dr Phillips also offers Townhomes that are around the $300-400K price range with HOA's being $1115.00 per quater.

Saw some remarks in listings (not sure what community it was) that said HOA, then it said POOL FEES? Is that right? Are the HOA's charging extra to use the POOL? Then what is $268 covering besides garbage and watering, not being sarcastic, just asking? And with so many short sales, etc, are any of these communities actually still staffing the GuardPosts?

Grenada Villas is right on sand lake rd next to restaurant row, but they are older SFHs, rather than TH's. The HOA fee includes lawn maintenance and access to a park/recreation area right on little sand lake.

Some 3/2 and 2/2 houses there have been listed for <200 K

The monthly $268 at Sandpointe covers the pool, tennis courts, landscaping/watering, outside repairs, gated entrances, and funding of the HOA reserve account. The recently installed gated entrances have never been manned and there are no guardshacks present.

Ok, so we're thinking of FL too - just like the OP....maybe maybe buy now and move in a few years.....




if we change our minds and don't buy , but if we want to rent now in Dr Phillips, if an offer came thru for employment in the Dr. Phillips area, we would want to stay in the DP Elementary school area, it is kinda important to be near an elementary with a greatschools rating of 8 or higher (as our district in CT failed no child left behind 2 years in a row).... Monthly rental Not including utilities would for us would be what range? 1000? 1200, eee gads ???1500? We'd need to know to evaluate salary comps...
