Just looking for some quick comparisons from anyone familar with any or all three.

I work in downtown Orlando, husband works all around the area. We like doing the theme park thing and my parents (who we're close with, especially my 9 year old) will be moving over near Disney as my dad starts working for Disney in September.

We would be on the low end of totem pole probably for all three areas as far as housing (probably looking for a 2/2 maybe townhouse or if they're any single family homes of 3/2 probably max range of $1,200).

Want what most parents want safety, decent schools, yada yada...

On second thought after just driving briefly through Baldwin Park at lunchtime, we'd probably be considered riff-raff and/or wouldn't be able to afford anything in there...

Baldwin Park>Avalon Park>Celebration IMO

Though if you want to be close to Disney, celebration would be your best bet and Avalon would be your worst because it's a good 20+ miles away.

I would love to live in Celebration (I don't mind living in a bubble)...

Are the Celebration schools decent? I know that's all relative...I guess just to mean a safe place for kids with teachers who actually give a ____ about the kids there?

Yes Baldwin is a pretty affluent area but I think you could find a townhome in that area in your price range. If not you may want to consider looking across the street in Audubon Park, older homes but nice safe area with good schools. I don't know enough to chime in on the other areas only to say Celebration would be the better option as it is closer to Disney and the Grandparents. Avalon, in my opinion is way too far out from Disney and downtown.

All 3 are nice including Audubon. You can then use the bike/ walking trails, restaurants and shopping at BP.

Dr Phillips would fit the bill but it's a bit out of your price range. I know celebration can get expensive too.

I agree with GLS and I like Baldwin Park the most. That would be my first choice. The choice between AP or Celebration would be based on traffic, gas prices and how much you like the tourist attractions.

Avalon Park has its own nice restaurants and Publix but traffic headed into downtown on 50 and 408 is very heavy during rush hour.

Celebration does not have its own Publix or grocery store, so you have to venture out to 192. This would be a constant reminder of the tourist corridor that you live in. It may be a bit obnoxious/overwhelming. It may also not be to your liking or taste level. Other than that, the homes in Celebration are nicer than Avalon Park and seem to be constructed better.

Baldwin Park is still the nicest, has great restaurants and more surrounding amenities being close to downtown, Thornton Park and Winter Park.

I have lived in Avalon for about 7 yrs now. Although we do love the place, it's far away from EVERYTHING. I suggest something more "centralized" like Audubon or Baldwin Park. We're probably going to move to the north end of this huge cul-de-sac called AP. Maybe Waterford?
