Hello All,

I am actually looking for an small investment home in Florida its a 2 bedroom town-home for $140K. Do you think that area is good as I will be renting it out for like $1000 per month I live in NY, please advise.

There are just so many better options where you can actually make 20-30% ROI. this one is a recipe for a loss.

declining prices in the community, lower rents on a 2/2, higher hoa's

There are much better choices.

Agreed, Nice community and area, but for the price you can get much better, and that amount of rent is very low for the price as well.

For stable, A and B+ area's though, you should be able to see 5-7% after all expenses, reserves and a property manager; on an all cash purchase. 20-30% returns would be on C to F properties, that you can keep vacancy and credit loss low....more headache than they are worth to me.
