Def putting out Condos, Townhomes, would like to focus on single home without Hoa if possible. I have seen even some of them can go up to $400 a month. Do you think you can find a newer home in the 100,000 or less price range in a decent area? Not worried about schools. Looking Sanford, Altomonte, or Casselberry areas.

Although, I don't prefer HOA's, I had them in the last home. I was there 4 years and it never went up. It was $250/yr. Now, I know friends who have a condo and they decided to redo the siding. The association said they had to come up with $12k for each homeowner. Now, that is what I call insane.

You might consider looking just across the river in DeBary between 17-92 and I-4. There are a number of "under 100K" homes there and is kind of the "next" area to develop as Sanford's desirable areas with available land have filled in more/less.
