Hello Guys

This is a follow up regarding buying a home in the Orlando area.

The first property I wrote about was Daniels Pointe Dr, Winter Garden fl 34787, in another thread. This is a single family home in a subdivision.

The second property I am looking at is located at Sea Gull Ave , Altamonte Springs, FL 32701, near Cranes Roost Park. This is a townhome in a gated community.

I am comparing the crime statistics and trying to view the areas at different time of the days. Also checking out the night-life, public transport, shopping conveniences etc

Which area you choose and why?

In my opinion Altamonte Springs would be the choice as it's closer to much more in terms of shopping/social/recreational options. It's also more of an established upscale area with very little in terms of bad neighborhoods anywhere nearby.

I used to live in Winter Garden and my brother lived in Altamonte.

I agree, if nightlife is important, Altamonte is closer. But its also a lot more crowded and traffic on 436 can be very bad sometimes. Plus you have to use I-4 to commute.

However, I believe the homes in Daniels Pointe are kinda of run down nowadays, even though they are only 10+ years old. Many homes there are in foreclosure and they are rather small SFHs.

Thanks for replying to my post.

Although the house I saw in Daniels Pointe, was in good condition on the surface - my instinct was telling me something else. The location of the house and the people I saw in the communal area sent alarm bells to my mind. The crime reports was shocking in the one and two miles radius of the house over the last five days.

Meanwhile, the I4 commute is also a cause for concern and as you mentioned the 436 can be very bad sometimes. In addition, the Altamonte Spring house is not suited due to Mold.

Anyway, I will continue to look at homes and hopefully I will find one in a suitable and safe area. Weighing up the Pros and Cons.

Hmmm Winter garden had the better shopping options IMO, but that edge goes to Altamonte Now. Shopping in Orange County as a whole is better than Seminole county, however, School in Seminole County is better (Or so they say), Then again Public Transit overall is better in orange county, by a long shot, yet Sun Rail the commuter train will connect Altamonte to other cities, including Orlando so you won't always have to drive, esp that morning commute on I-4 (in both directions). Nightlight in orange County is better but then again Altamonte has a name for itself. Winter Garden and Altamonte are about the same mileage away from downtown. winter Garden is closer to the outlets Mellinia, theme parks, international, so if your into stuff like that regularly then check out the area more.

West Oaks Mall - Premier Shopping, Dining, Entertainment in Orlando / Ocoee, Florida

Just a few things of nightlife and shopping in the immediate Winter Garden Ocoee area.

Altamonte

Uptown Altamonte - Home

Plus Altamonte has things such as Red Hot and Boom and others which Winter Garden doesnt have many events.


I personally don't like Seminole County but can not dismiss Altamonte.

I personally don't like Seminole County but can not dismiss Altamonte.
Altamonte is closer to downtown Orlando than Winter Garden (although I-4 traffic may balance out the commute during rush hour)... and the distance differences between Altamonte/Winter Garden to Millenia/Outlet shopping are negligible.... I am not sure what shopping exists in Winter Garden aside from the village.... and you shoudn't even mention West Oaks mall in the same sentence as Altamonte Mall.

As for public transportation, if you aren't going to use it, then it shouldn't matter.... and I know this may sound snobby on my part.... but PERSONALLY, I would prefer to NOT live by public transportation (read between the lines).... Sun Rail is another story as I feel that people riding it would be doing so for CONVENIENCE rather than necessity.

SunRail, when (dare I say IF?) it launches, should make it slightly easier to get downtown (I guess depending on where you actually work). But driving from Winter Garden to downtown using the Turnpike and 408 is just awesome, no traffic really at all. I did it every day for 10 years. Altamonte to downtown, not very appealing.

I agree that Alt Springs has better shopping. Their mall is light years ahead of West Oaks (spit). The Village is nice but its a open-air plaza type, not a mall. WG has a several fun Flower/Spring parades but nothing as big (or crowded or congested) as Red, Hot & Boom.

WG is much closer to Disney and the attractions.

I live in downtown Winter Garden and I know of the area of Daniels Pointe. I agree with one of the posters here that, that particular development is somewhat run down and it seems to be alot of rentals in there. But the other subdivisions around it are pretty nice and the shopping at Winter Garden Village is really nice. As far as crime goes, I wouldnt say there is alot of crime in that particular area but maybe in Ocoee area there might be. I think alot of the crime in the Winter Garden area is more domestic. But then again, I cant say it cant happen.

Have you looked into the condos on 535 which runs parallel to Dillard, the Southern Pines gated community! They have alot for sale or at least did and for good prices plus its gated and has nice ammenities.

Also if its any consolation, there is a big police presence in Winter Garden if your concerned about safety! I used to come home from working at Disney at all hours of the night and never felt threatened and always saw police patrolling the area and not because of crime but because Winter Garden just seems to have alot of police on the force!

Also, it is a great commute to the city on the turnpike. We get to most places so easy!!

Hello Guys

I would like to thank you all for your input on my post. This goes out to Volk2k, Sp2007, Norroah and IAm_FloridaBorn.

We have made a decision not to purchase the house in Winter Garden, due to the fact is was over our budget and there were other things we didn't like.
