I was considering renting there, and have been in there once. The building itself is beautiful...one of the most high-end towers downtown. You walk in there and it has a certain wow factor. The gym is the most impressive of any of the condos that I have seen. There is also a tennis/basketball court on the pool level. The units have high ceilings and lots of windows...more urban chic than cozy. One of the weird things is that you can't use a standard dryer. They use european style units due to the exhaust system I believe. The only real downside to the place is that its location is not quite as convenient as the South Eola/Thornton Park area condos. If I were buying a condo, I'd want to be over there as the surrounding area is more charming for just walking around and Publix is easier to walk to.

Would you be renting or buying?

I would be buying. I'm from Washington DC so I really don't know much about the area but I was down there this weekend and I get a bit what you are saying.

Other benefits are that you have a 2-way roads at Robinson and Magnolia and you are far enough away from Wall St and Church St that you won't hear the party (at least not every night).

There are a lot of projects planned for the immediate area such as SkyHouse (Livingston & Magnolia) and Orlando World Trade Center (Robinson & Orange). With those should come ground floor retail.

Finally, you're very close to the LYMMO line which can get you to City Hall/Amway/Performing Arts Center now, and in a few years will expand to Florida Hospital, College Park, SoDo, Mills Park, Thornton Park.

The VUE values have been increasing more rapidly than any other downtown Orlando Condo building. The most recent sales have been putting the values at over $310 per square foot which are averaging over $100 per square foot over any other condo downtown. In 2011, the VUE had 59 sales with less than 15% of them being "distressed".

At the end of 2011 the VUE was turned over to Owner Control from the Developer and was left in secure financial position with a fully funded reserve, over $200,000 in the Capital Improvement Fund and an operating budget putting the monthly assessment at .399 per square foot, which is the best value in downtown for the amenities provided.

The VUE is FHA and Fannie Mae Approved for financing unlike most of the downtown condos.

The VUE is tunnel form pre-cast concrete construction with 6 inch concrete walls between every unit. One cannot hear noise from neighbors on the sides, but you can hear walking on hardwood floors above but not to the extent of any other building. The hurricane rated windows are double thermopane and sound deadening but you still can hear some of the downtown bar music or train horns if you are not used to it.

I was one of the initial buyers in the VUE and I have enjoyed the living experience here. I have many wonderful neighbors and have become a very social family. I previously lived at the Wavery and although it is a beautiful building and has a great location, the quality of construction and the level of noise that can be heard through the drywall as well as the noisy HVAC units brought down it's enjoyment.

Do enough young people live in the Vue? I am 22 years old so I don't want to be in a building where there is no one my age.

Since the sales price and rents are higher than most, it tends to attract more older, white collar professionals.

Hello to condo owners at The Vue at Lake Eola. How is it to live in a condo that is owner managed? Are the HOA dues commensurate to other units in the market? What is the current level of occupancy? I now live in the suburbs [Orlando/UCF] but wish to make the "jump" to the Vue. I just retired my third lawn mower! Before the forth [mower] takes a dump it is my life goal to not mow another lawn and to live in the concrete jungle. I just want to make a sound move before giving up my crib. Any thoughts, feelings, and ideas are welcome.

One of the nicest condo towers in downtown, you really cant go wrong with this masterpiece of a tower, it is true that the immediate blocks might not be overly vibrant/busy at the moment, however, that will likely change with the new residential developments and towers opening on nearby blocks.
