Clermont is looking good, Tuskawilla might be out of his price range. I did see something in Davenport, but it didn't name the park. Any ideas on that area? Yes, high school will be important!

Davenport is Polk County. Generally terrible schools.

Ditto on the above post. Polk and Osceola counties may be the two worst counties in Central FL

Valencia Estates in Apopka and Zellwood Station in Zellwood are both very nice. Valencia has a pool and small lake for fishing, game room/library, etc. Zellwood Station has a golf course, restaurant, several pools and is gated very nice and the prices aren't too bad on either of them.

Look at Vista Del Lago. It's west on 192. It would be Orange County schools, I believe.

Still looking...some of these parks will not be an option, financially, as he would like to purchase a mobile home for cash and some of them are pricey. He's thinking $5,000-$6,000, knowing he will likely need to do some work on it, but then will only have lot rent and utilities.

Just so I have this right; The Groves is not good, Sherwood Forest is pretty questionable and Alafaya Palms is so-so? It looks like Clermont has only 55+ parks now, we made some calls and Orange is now a retirement community? Are there any family parks left in Clermont?

What about Rock Springs in Apopka? Or, any parks a little more outside of Orlando?

Starlight Ranch Mobile Home Estates in Orlando has a good reputation. A well-run, clean anw with lots of amenities.

Audubon Village is an all-ages mobile home park. Rental home are pretty affordable, around $600/mo. Nice swimming pool and the community residents are good people.
