Lake Nona doesnt sound bad. The realtor weve been speaking to is convinced DP is the way to go and is only a 25 minute commute. Not sure what road he was referring to. We want to spend around 450k on home. Maybe less. But safety is very important and we are not used to any crime. My teen plays the cello and loves tennis so proximity to youth orchestrs and tennis programs would be helpful. We are just so sick of the cold but want to mke a good decision.

25 minute commute from what? Downtown? That 25 minutes can turn into over an hour during morning and evening rush hours. The Dr. Phillips area is overall very nice though.

DP is much better. Lake Nona might be nice in 8-10 years. You can always move their then.

The Dr. Phillip area is very nice and it could be a 25 minute commute as long as you don't have the rush hour traffic.

Another area that some consider is Celebration since it is about a 25 minute commute on the 417. The drive on the 417 could be a little boring, but at least the traffic is not like I-4.

The homes in Celebration are a little pricey, so your options may be homes that are smaller or with smaller lots. Just a thought and best of luck.

Probably more like 35 mins when you consider traffic if it's regular working hours. And you pay tolls, as opposed to living in lake nona and working in lake nona. Dr Phillips is nice, don't get me wrong, but if the OP wants to avoid daily tolls to work, lake nona isn't a bad option. Sure it's quiet, but I've heard decent things about the schools and the area keeps growing day by day

Baldwin Park would also be a good option with newer homes, a nice area, and Winter Park schools.

Celebration lacks a bit on the school quality and the HOA's are repressive.

DP is a great area and it does have some homes in the under 450k range, though most are over that.

Ooops, should say there. Lake Nona is kind of on the edge of everything. There is more going on in DP and Waterford. Honestly, I would rent for a few years and feel out all of the areas and the commute.

Id love to rent. Is there any tax issues with the money after selling your home. It would be tempting to pay off debt with it. Would we take a hit with our taxes? Is there a way to protect that money?
