As the headline states, are there any bad zip codes in the area that is called dr Phillips?

I have seen that there are some property that are advertised that are claimed to belong to dr Phillips but maybe not really do so?

Not that I know of. To the north though, be careful of metrowest as parts are near some pretty rough areas

Dr Phillips isn't that large (10K people) and only has one zip code.....32819. Since it's an unincorporated area without clear boundaries in theory one could distort location of property, though it should be obvious with a map as reference.

There are a few subdivisions across the street from the 32819 zip code that often advertise that they are located in Dr. Phillips, but there zip code is 32835. However, most of 32835 would be considered metrowest.

The subdivisions I am referring to are Cypress Landing, Winderlakes, and Willowood. If you look at a map, these subdivisions are off of Conroy Windermere Rd closer to Apopka Vineland Road.

Dr. Phillips has 2 zip codes- 32819 and 32836. I do consider the neighborhoods in 32835 that are on Conroy-Windermere the above poster mentioned to be a part of DP as well (MetroWest really begins on Hiawassee). The only iffy-ish area is behind the Hidden Springs neighborhood, along a part of Turkey Lake Rd. between Conroy-Windermere and Vineland. I'm not sure if there's a lot of crime, but some of the properties are not well cared for. Keep in mind that anything on or east of Kirkman is not DP as well.

There isn't any area of Dr. Phillips you need to avoid. There are some surrounding areas that you may want to avoid, but virtually none in Dr. Phillips.

Some parts of 32819 are not in Dr, Phillips at al, Stay away from the tangelo Park area. The other zip code in Dr, Phillips is 32836, and most of that is not in DP Downtown Disney, Epcot, and some other Disney resorts. There are also no bad parts in that zip code.

32836 is also dr Phillips and home to some of the more expensive real estate in the dp area on the lakes

Seriously, what makes you want to move to DP? High Hoa laws, High property taxes, and believe me...the houses don't even truely stack up to the measure the name stand for. Let me know, I'm curious.
