Here is my suggestion. Ask to have the "brokers" view of the MLS of your home sent to you. I find it very frustrating to see so many really bad listings for homes on the market. There are far too many that want to do a minimal effort and still get paid. What's more they probably also charge an administrative fee too.

Here are some things to look for:
There should be 12 pictures in the listing. Look at them and make sure they are nice and show the home in the best light.

Did they describe the home well and make it interesting, talking about its special features?

Are the rooms sizes listed?

Are the schools listed?

Do the showing instructions have proper procedures? Can they be accessed should the agent be unavailable?

You have all heard you have one time to make a good first impression? Well it is true of homes. Most people want to see it on the Internet and see if it's worth the time. I have a new client that had an agent so lazy they took the picture from the county Website.

Yesterday, I was showing a couple homes to a client and checked the showing instructions. There was nothing recorded so I called the office... ( the agent didn't list their phone number) and the office had no information so they told me to call back on Monday... Is that what you want to know is happening when interested clients are calling about your home?

Everyday I see these poor examples of listings. It is considered improper for an agent to contact the owners and let them know... and yet we are the only ones that see how bad it is.I have a great deal of sympathy for the owners because I know they aren't being served properly. I regularly review listings for clients so if you want to find out what it really looks like give me a call or text me.

The good news is that inventory is low and with homes presented well and priced right you should be able to sell fairly promptly. If you are doing a short sale on your home a contract should happen pretty fast. I find distressed sales get the worse service from their agents.

There are so many things agents can do to market homes and so few do anything except plant a sign (which often doesn't happen quickly). As an owner you can check and make sure you are getting the service you deserve.

We almost did this (I left for new job out of state, my family stayed home in Orlando, waiting for house to sell). Thank goodness we didn't. Its been almost 4 years and we have FINALLY almost sold our house.
