I'm posting this for my father who I am assisting with this search.

Which areas do you recommend for a retired single-man looking for:

1) 2 -3 bedrooms
2) Garage
3) A 20-30 minute drive to day-time/nightlife activities

He is looking to lease a house. His budget is $700-900 per month. Also, what sites should I visit to find the rental?

The $700-$900 price range for a single family home with a garage in the immediate Orlando area is going to place him in an area neither of you would find appealing most likely. If he can get past the idea of a house and garage there would be many decent condo options for him. If not, I would suggest checking out areas like Deltona Lakes in Volusia County, the Titusville-Port St John area in Brevard County, the Mount Dora-Eustis-Tavares-Umatilla-Leesburg area in Lake County or Lakeland-Winter Haven in Polk County. Check out websites like HotPads or Trulia for rentals.

I'm not sure he's going to find anything other than mobile homes in most of those areas for the rent he is looking to spend.

He might be better off going south towards Sebring--very safe and inexpensive, albeit sleepy.

There are NEW one bedroom apartments, some have garages in Windermere, along 535. I think in the $900 range. Safe area and close to everything. They start at the corner of Fiquette road and 535 then on 535 going to Disney and all along the way to Disney on 535. Tons of them, all new.

I looked on Hotpads and all of those areas had decent looking homes with garages in that bracket, though definitely more at the top end around $900.

I'm not saying it's impossible, but there would be a lot more choice in the Sebring area.

Three years ago I would have suggested Auburndale but with Poly going in, I'm hearing rents are rising pretty quickly.

One place that won't have much because it's small, but would be in that price range would be Astatula. It's just south of Tavares, they are getting ready to put in a Turnpike entrance just south of there that would give access to Dr. Phillips/Winter Garden/I-Drive in about 30 minutes.
