I live 2 blocks from 420 and you will rarely have run ins with homeless around that building. They tend to linger around Lake Eola. Even then, they don't bother you. And yes the rent at 420 is significantly higher than Concord for a reason. Outside of location, I believe the buildout and amenities are more impressive. Salt water pool!

If budget is an issue and you choose concord, a quick uber/lyft ride will get you wherever you need to go since there isn't much walkable in that area. You could also subscribe for Shipt for on demand groceries!

I agree with all said above. And I also live just a couple blocks from 420. Good location with no problems.

Welcome to Orlando. Both apartments are new construction which is nice. The biggest concern with Concord is I-4 is adjacent to it and is currently undergoing a 6 year widening project. That is a bigger reason not to move there than the homeless. I-4 is already a mental barrier, but it may even be a physical one depending on if they close Concord underneath throughout the project.

420 W Church is not only in a very compact part of downtown, it is also on the LYMMO line (Lymmo is our free circulator downtown). It's also only 2 blocks from our downtown Publix (grocer/pharmacy) and nearby lots of other amenities. You will be adjacent to other new construction (Citi Tower and 520 Church) but even if that re-routes LYMMO, you are as walkable as it can get.

You're going to love it there.
