Hi All,


By reading all the helpful posts in this forum that I've learned about the desirable locations around Orlando such as Winter Park, Lake Mary, Lake Nano, Baldwin Park, Celebration, etc. Among all those locations, I'm surprised to find that Winter Park is affordable: $170K for a 3-bed, 3.5 baths house (built in 1987) with no HOA. Is it because these house are located in a "bad" neighborhood of Winter Park?


By the way, I'm thinking about relocation to a job on Research Parkway. Is Winter Park the best location for daily commute (safe neighborhood with no traffic and no toll road)?

Avoid the area around the Winter Park Mall. Its not "bad" but there is much better

Thank you Spring Hilian for your advice. I wonder if you know about any website where one can check how much the seller paid for the house. In Texas and Virginia, you can search the county website for a specific property, and see how much one paid for the property. Thanks again.

When people go gaga over Winter Park, they are generally talking about the City of Winter Park which is generally the 32789 zip code and some 32792.


The area you are likely referring to is in 32792 and beyond the City boundaries.


I am sure it's a nice enough location, but if you are after the "Winter Park Brand," that's likely not it.... and it is probably not zoned for the highly regarded WP schools either.


But I could be wrong.


If you tell us the street/neighborhood we can give you a little more info.

That area off of Fairbanks near I4 is pretty iffy... Formosa, Ogolsby, etc.

Actually there are some decent older neighborhoods off of Fairbanks once past Formosa headed east. There has been considerable rental/investment type homes in the area but has been trending owner-occupied with renovations happening the past couple years thanks I think to the massive commercial redevelopment on 17-92, which is walking distance in many cases.

Thank you Volk2K, Spring Hillian, kyle19125, bmw335xi and all for the link and for the information. Yes, it is 32792, not actually the city of Winter Park.

By searching at the website, the 3-bed, 2.5 bath townhouse on Crane Creek Ct, 32792, bought 04/16/2007 at $224,200 (probably at the peak), sold 07/19/2016 at $126,300. What's the catch? Maybe the house required a lot of renovation? or something unfavorable with this location?

Please advise if this street is good for daily commute to Research Parkway with no traffic and no toll.
