Thanks in advance for all the awesome advice you guys give out.

Y husband and I are considering buying a place in Orlando. Ideally the place would be attractive to renters in the events we don't stay in Orlando long-term. We live near Baldwin Park now, which is a touch pricey but a possibility. A little cookie-cutter for me. We have also looked downtown. We previously lived in Boston (which I still miss like crazy) so anything that seems walkable or like New England would be great. Any input on College Park or SoDo? Thanks! Price range is $250-$400. Two bedrooms.

Anything DT you should have no problem renting. I like the areas you mentioned, I really think SoDo is going to take off soon and buying there now might be a really good investment. It's not Boston, but it is developing very well and becoming more and more walkable. Also it's in the Boone school district which makes it attractive for families looking to rent.

I'd look at Audubon Park, which is right next door to you. It won award for its Main Street area this year, plus you get into the Winter Park High School district.

I know it's a bit off the reservation in terms of geographic thought process, but have you considered Mount Dora? It's a quaint town with active downtown area about an hour from Orlando, and has a very obvious New England flair. Your price range would put you into a very nice/restored historic property within walking distance of downtown.
