Hi,

I was looking for a map of Orange county/Orlando that are designated by users as green/yellow/red for being family friendly. Due to a job relocation, I will be moving to Orlando (let's use the Orlando Executive Airport as a work reference).

What areas/cities (in any direction) would be considered ideal to live with good schools and affordable? I have heard about Winter Park, but I could never buy a house there :-/

What areas/cities would you advise to stay away from (bad neighborhood, horrible traffic, etc)?

Honestly can't answer this question until we know where you're coming from and what you consider affordable. If you just sold your house in Los Angeles or NYC, then everywhere in Central FL will be affordable to you. If you're coming from the middle of nowhere in Iowa or Nebraska, then nowhere will be affordable for you lol.

A good rule of thumb is to avoid the Parramore and Pine Hills areas, which are directly west of I-4 and downtown. This is considered Orlando's most dangerous area and you do not want to be there at night. This is our version of Chicago's southside, Philly's Camden, LA's Compton, etc. although not quite to those extremes maybe. But you get the point.

I realize affordable is relative, but I would say $250K to $350K. Moving from South FL.
I like new construction homes but it is just a matter of weighing in all variables.

I see some new construction E of 417 on Lake Underhill Rd and Dean Rd for instance. I am really not familiar with the area but it is just my initial search...

I would look at the areas zoned for Blankner K-8/Boone High School and check out Audubon Park, which is zoned for Winter Park High School.

For up to $350,000 you can still get a nice house in Oviedo and be zoned for Oviedo schools in the Seminole county school district. Oviedo has a very suburban feel to it and is known for being a little quieter and family friendly. It does have the good schools which is why a lot of people with children move there. Be careful not to get too close to UCF though, then you'll be living next to college kids since Oviedo and UCF border each other on the county line.

I would look in Delaney Park, 32806, zoned for Blankner/Boone. You will be very close to your work and in a good school district.
