OP's budget is not realistic for Orlando anymore. I did a rental search and found nothing close to Disney, you'll have to go WAY out to find what you're looking for, and chances are it will either be a 2 bedroom home in your price range or a very outdated and run-down 3 bedroom home. Sorry, but welcome to the new Orlando rental market.

I agree, the OP might consider looking further west in/around Winter Haven, Auburndale, Lake Alfred and Haines City.

Yup. Budget, location, quality - you only get to pick 1 (maybe 2 if you're lucky lol).

I'd hate to break it to you but $1,200 in the Orlando area is becoming almost unheard of unless you're speaking of 1 bedroom apartment in a decent area. If you go out a bit to Polk county maybe a 2 bedroom. $1,400 even in places like Davenport which is near disney for 3 bedroom / 2 bath is becoming harder to find though still some pop up here and there.

You'll have to kick up your budget to like $1,500 minimum for 3 bedroom and certainly higher if you still want that 4 bedroom. Your options will begin to open up more at $1,650 and that is if you're staying in the US 27 / US 192 corridor Davenport / 4 Corners. Many parts of Kissimmee / Osceola are going up drastically as well but you can still do a 3 bedroom for about $1,400 avg. but the area many not be as desirable in terms of less crime.

People talk about Poinciana being cheaper which it is though prices are going up there too so you're starting to see more like minimum of $1,200 for 3/2 and many of those are in the boondocks part of Poinciana way in the back.

Championsgate is also another area not far from Disney but can be quite pricey with 3 bedrooms at $1450+.

One thing to keep in mind is that places get snagged up rapidly so if you see a place you like move fast on it.
