Would you say most homes in the Orlando area do or do NOT have HOAs?
I would be looking for something in the $100K range with 4bd 2ba 1600+sq ft. (Someone please tell me if that is impossible also lol) Thanks!

All I have to say is goood luck finding a home for about 100k that has 4 bedrooms and 2 bathrooms at 1600 sqft in a decent area; maybe more toward 200k.

Since most of the homes in metro Orlando are recently built, they have HOA's so it would be tough to find a home without an HOA unless you look in the historic neighborhoods. You can find homes there for 100K, but they will need work/money, that won't be good for your budget.

i doubt you would ifnd anyting around 100k for 4 beds and 1600+ sq ft, i think 150 is perhaps the lowest you may but who knows

a vast majority of homes in orlando have been built in the past 20-30 years so yes there are HOA's, though not all

Some are good neighborhoods, but most homes without HOA's are not sadly

I could be wrong, but I believe Pepper Mill and Ginger Mill in south Orlando do not have HOA's, along with the older homes in Meadow Woods on Landstar Boulevard, I know for a fact there is no HOA in the OLDER HOMES. In Meadow Woods the homes were either built in the 1980s or in the past 5 years, so its a toss up

Many areas directly east of Downtown have no HOA, many of those are 1920s bungalows (NOT CHEAP by any means)

going back to HOAs, some are more lenient then others, the more lenient ones are usually cheaper. I have a friend of mine who lives in Deerfield, adjacent to Hunters Creek in South Orlando, his home was built in 1992 and he pays $250 a year in HOA dues. In Hunters Creek (just one mile down John Young Parkway) HOA dues are $1000 a year!

So if you end up buying a home with an HOA, hopefully, it will be cheap. Certain areas of Orlando like Baldwin Park pay upwards of $500 a month in HOA fees

Downtown Orlando has many areas with no HOA. I know my Lake Davis neighborhood does not...

Edit to say, but as DavieJ89 said a lot of that area is very $$$. A 4 bedroom would be in the 500k range.

I think 500k is a high, but 100k is quite low!

There are homes in unincorporated Lake County that have no HOA, but you're looking at closer to $175K and up for a 4/3.

No I actually think 500k for a home near downtown is about par for the course

In college park 2 bedroom homes that are like 800-1000 sq ft sell for like $360k

Where I live in Hunters Creek you can get a 4000 sq ft home for the same price

In College Park it is much cheaper to rent then it is to buy, same goes for the areas east of Lake Eola

There are homes in Longwood and Lake Mary without HOA's. My sub doesn't have HOA's. Alot of the homes are mixed. Some from the 70's all the way up to 2004. I prefer no HOA's b/c I don't need somebody telling me what color to paint my house or that we can't park my husband's landscape trailer in the driveway. Most of the ppl keep their houses neat too. I think the price range you'll be at least $200K.
