Hi,

My mom and I are house hunting, have a realtor in Orlando who's sending us houses, but can't find what we are looking for.

We've been looking for
1. 2 stories
2. Pool -nice patio area
3. mature vegetation
4. around $500,000 or less
5. would prefer a clubhouse w/ exercise equipment (this is almost impossible to find)
6. minimal to no repairs/remodeling to do

We've looked in Windermere, Winder Garden, Winter Park, Orlando, Oviedo. Would prefer west of Orlando though, so haven't looked much around Lake Nona area.

Should I expand my search? What are the safest areas I could look at other than the places I listed please? Why is my search so hard, is what we're looking for just not reasonable?! TIA!

Include Dr. Phillips, I'm surprised you can't find what you're looking for in Windermere or Winter Garden.

I’d take a look at Orange Tree in Dr. Phillips. That’s the first that comes to mind; but since it’s a community from the 70s/80s the house may need updates.

The tricky thing about your wishlist is that really only master planned subdivisions have clubhouses with gyms. Unfortunately the typical Central FL subdivision starts with bulldozing everything, including trees. So the subdivisions that have had time to have mature trees are now 40 years old and the houses aren’t always updated.

If you can live without a clubhouse, you could look in the neighborhoods directly around downtown Orlando, especially close to Lake Eola and south of the 408... beautiful tree-lined streets.

Thank you to all, I checked out Orange Tree first and we did see ONE house we really like for a little over 500k! I'll check the other areas now as well, glad to have some more options.

Also Brinkofsunshine your explanation regarding our wishlist being difficult makes sense, thanks for that.

Thank you for the reply. The houses we wanted in Windermere were in the 600k price range (for ex Keene's pointe was such a nice community, but real expensive for us, only the 1000sq ft small houses we could afford). Winter Garden came much closer.
