For ease of access to Daytona, Orlando, and Space Coast, I'd pick something off 417. Tuskawilla/Winter Springs, Oviedo, Even Waterford lakes area when they finally connect Alafaya Trail to the Bee, I mean Beachline 528 (I still can't get used to that).From 417 you can skip central Orlando's I-4 traffic and be at the Sanford/Deltona/Deland line on I-4 and head the 20-30 mins into Daytona. Or swing down 417 to the 528 and across to Space coast.

This is one of the areas i specialize in and there are alot of great value homes to choose from. Indeed even builders are offering great pricing and select incentives. Parts of Winter Garden you do have to be careful of such as dont cross over hwy 50, but the area around the Winter Garden Village is excellent. One thing to keep in mind is some of the neighbourhoods behind that area are alot older than others but you wont really see this reflected in the price.

Crossing hwy 50 onto the north side going into old town Winter Garden isnt a great area.

NOTE: Two things that are making my face shrivel up in confusion and laugh: Orlando sounds like a 3rd world country AND Waterford Lakes is crime-ridden?!!

I agree though that if you need to get to the Space Coast, via I-4, and are looking for a posh, wealthier part of town, try the northeastern and northern suburbs, especially Lake Mary. I'm not actually any kind of rich person, but I've been to Lake Mary and all I saw were very expensive cars and a stunningly beautiful suburban area. It's probably so posh that that is probably why I was stared at that one time up there . . . . . I'm black. If not Lake Mary, try Longwood and Winter Springs, all of which you are close to I-4. I'm not too sure about Oviedo. The side of Oviedo I've always seen is more of a rural, very-small-city type area, and it's not even too close to I-4.
Waterford Lakes is also a pretty good choice, but you would have to take some other roundabout way to get to I-4. I'm actually confused at comments that Waterford is, of all things, crime-ridden. The community Waterford Lakes itself has very expensive houses, gated communities, is very clean, and has the Waterford Lakes Shopping Plaza, which contains . . . . (DA DA) a SuperTarget. There also is a WalMart Supercenter on this side of town, but a few minutes farther from Waterford as that SuperTarget. Waterford very much has an upper middle class local community vibe to it.
I actually live on the other side of Colonial Dr. (SR 50), in the University Park area, just down from the University of Central Florida. Both Waterford and this area lie on the very eastern edge of town. Crime has just barely started to invade this side of town. But, the occasional crimes happening here are mostly burglaries of student apts. and convenience stores. Of course, the exception is the East Side rapist, a bit far from Waterford, and the notorious Casey Anthony case you might have heard in national news, which isn't even a random crime. I doubt Waterford Lakes sees or tolerates hardly any burglaries.

I personally think the East side of town is pretty nice. There is a whole lot of diversity, suburban whites and suburban minorities mixed with a diverse working class pop. and diverse student body. Yet, its still relatively safe. Parts of town to avoid: Pine Hills, Parramore area (West downtown Orlando) and Orange Blossom Trail (Southwest downtown Orlando). These are the most dangerous parts of town. Windermere and the area by Ocoee (Western metro area) have many expensive houses, even million dollar houses, but are not close to I-4.

People, like myself say that Waterford has crime because there are some other rough areas on the eastside that do impact the level of crime in the waterford area. It is not without it's problems but Waterford is nice itself. Crime is overrated in Orlando but OBT and Parramore are not the only crime ridden areas. Union Park, Azalea Park, Goldenrod, OakRidge, Buena Ventura Lakes, South Apopka. There are bad parts of Casselberry. They may not be the typical ghetto like you say but they are problematic.

I think you will agree that the problem is you can have a very nice area but you only have to go a couple of blocks in each direction in some areas and there is a noticable difference. One such area in my opinion is Baldwin Park. This is a really nice area, but as soon as you get onto East Colonial you see a dramatic shift.

I too live in Waterford Lakes and have no problem walking my dog around the neighborhood and along Lake Underhill in the evenings. Get closer to Hwy 50/colonial or head East past Avalon park and things get rougher for sure. Cypress Springs just west of Waterford is also a very nice, newer private community/area that not too many people mention.

I don't think anyone elaborated on Windermere yet? That is a gorgeous area, that you actually may see celebrities in, lol. They all have places in Isleworth. Adjacent to there is Bayhill and Dr. Phillips, all area's I'd feel very safe. The more North from that area you go though you will start to run into the tougher area's in Northern Metrowest, Pine Hills, etc.

Winter Park is another area I didn't see elaborated on. Kind of a small town feel in the middle of a big city. Olde winter park has great boutique shops and not so much super targets...more Publix's and Whole Foods stores for groceries at least. There are some very nice lofts in Winter Park village that are affordable, other than that though, the only real rentals are older or on the outskirts of Winter Park in not so great area's. You can of course find private homes for rent, but expect to pay $$ for them. In Baldwin Park however there are some very nice apartments I would suggest you check out.

However, for you all of these area's aren't nearly as convenient for your commute as Lake Mary, Longwood, Winter Springs, and Oviedo would be. I beleive Lake mary may be your best choice though, with plenty of aparment communities in great area's to choose from, and from what you breifly described your needs as, I think Lake mary would fit well with ease of actually finding an affordable rental in a safe area.

the place you are looking for is called Avalon Park, It is safe it is Beautiful and you can find either apartments, Townhomes or Houses for sale or rent. Super Target is 10 Min. away, ck put other forums and Avalon Park's websites you'll be glad. Traffic is a little bad during rush hours however there are new roads being built and expanded which will make access to expressways quick.
