We are looking for a 1/2 bed condo or townhouse to invest in and use as a home in the future when we retire. There are many inexpensive condo units in the 92 area of winter park and the feedback from this forum suggests that the area would be a suitable rental area, atractive to live in and does not have any major crime problems.

At the prices on offer they seem a bargain. should we consider this area as well as Oviedo and Lake Mary? Altamonte Springs also has many bargains and seems to receive good feedback

Am I missing something before we get any further on?

I would value any feedback.

Lake Mary would be a great choice and so would Oviedo. They are both close to corporate centers and have great schools making them attractive as rentals.

It depends on where in the 32792 zip you are talking about. The closer you get to Semoran it starts getting rougher. And there are a few condo's along Semoran that I wouldn't even drive through. Most of 32792 is very nice though, just a few places I'd stay away from.

I think you should definitely consider area's like Lake mary and Oviedo as well. In what price range were you looking though?

My mom used to live at the Carlton Arms on Aloma (aka Fairbanks), but it was way too close to Semoran. Her rent was very cheap and there was a good reason for it.

That area has gone downhill fast.

If you wanna buy in Winter Park, the closer you are to the intersection of Fairbanks and Park Ave, the better.

It seems that condos we have picked out in the range of $60000-$65000 are probably not in the nicer areas of WP. Semoran seems scary ! Any thoughts on Altamonte Springs-some of the condo deals look great . I guess it is the same as WP and these are in the rougher areas?

There are a couple of sub divisions in Lake Mary & Oviedo which have what seem like great deals, maybe probably best to stick in that area?

It is not that entire neighborhoods are bad, but many good hoods border bad hoods. So if you are near certain borders well, it is kind of a grey area.

It would probably be best to stick with Oviedo or Lake Mary.

Yes, I know of a few condo communities just off the top of my head that seem to match what you are looking for in Oviedo and Lake Mary, that do not border area's that have the crime issues of the places mentioned earlier. Just watch out for the HOA dues
