Good day and Happy New year to all,

i was considering which cost could have an house in this Area..

1) HOA
2) tax
3) Insurance: which type? and idea of costs?
4) Water: An average monthly cost if i think to rent and if its empty?
5) Electricity: An average monthly cost if i think to rent and if its empty?
6) Cable (cable its for Internet line?)
7) Phone line

I will take a stab at this. My home is about 1600 sq ft.
1) I have none, but where I lived before, it was $250/yr.
2) Property tax $1800/yr Depends how long you've and the last owner have lived in the house. The longer, it's less.
3) Insurance Olympus 100,000/300,000 $550/yr
4) None, I have a well. In the old house $55/mo
5) Electric, average $180. Winter $100, summer $225. Rates are going up 25%
6) Cable $50, DSL $32
7) Basic phone with unlimited long distance $70

Hope this gives you an idea.

In all honesty, no-one can give you an idea of price in terms of Taxes, HOA dues, and electricity consumption because these vary dependent on location, community, and type of home both in terms of size and how many floors.

You have been asking alot of questions on here, and i gave you some info a while ago, and im wondering what stage you are at as you were asking the exact questions about a year ago and i believe of offered you the same advice then?

Hi Alex!

I will try and give you an idea of some of the expenses we have encountered while living here...but you have to consider the deposits as well on say electric service, water and possibly phone/internet. And give yourself credit for your English...you did very well

1) HOA - For us it is roughly $300/year but of that we make 12 even payments throughout the year.

2)Taxes - Depending on what area you are considering will greatly vary what you pay. We have a home that is just over 1,000 sq.ft. and we have owned it for 12 years and pay roughly $1,000/year but our neighbor pays closer to $3500/year because it is newer and he doesn't have homestead exemption because it is a second home.

3) Homeowners insurance - Again, depending on your location varies a great deal. We pay approximately $1300/year, but it is also an older home and we have survived 4 hurricanes.

4) Water- Where we live you have to put a deposit of almost $200 and then our monthly bill runs around $70/month but that includes trash, sewer, water and is for a family of 5.

5) Electricity- Again, where we live you have to have a deposit before you can have it turned on in your name. With Progress Energy you have a deposit that equals 3 months of average electric bill for the home. With the cost of fuel on the rise, so had our electric bill so we pay on average $300/month. Keep in mind that there are ways to cut your electric bill and you can find tips on the P.E. website. In the summer we average $280/month, and winter we average $190/month...but then again that is the highest we have EVER paid. Until last year we had average bills of $180-summer, $85 winter.

6) Cable- The big thing here is verizon fios which nearly everyone I know uses with little complaint. They actually have a great deal where you can get your home phone, internet (fios), t.v. including premium channels for a set price of roughly $110/month for a year commitment. you can also have your cellphone added to this package if you use verizon.

7) pretty sure I covered this one in the last comment.

Hope this helps somewhat in your decision. Just remember this is just an average and your needs will be different than ours...so your bills will also be slightly different, also depending on your area.

In my area (32828):

1. over $1000/yr.
2. property taxes - $4000/yr.
3. Homeowners - $100/mo.
4. Water - no sure
5. Electric - $175 - $250/mo. (depending on what month it is).
6. cable and phone are tied together - $100/mo.

That is about the figures I am seeing in my search...looking at approx 3000 sq. foot homes...give or take.

Home Owners assoc $130.00 month (Guarded Community with yard service)
Water, sewer $60-$80 month
Taxes $2200 Year (Lake county)
Insurance $800.00 Yr
Electricity $120.00 Winter $170.00 Summer (going up again soon)
Internet $30.00 month
Vonage Phone $30.00 month

I'm in Clermont, house is 4 1/2 years old and 2950 s/f.

1) HOA $200/mo Guarded community with pool, excercise room, clubhouse, basketall and tennis courts, playground, and a variety of classes and activities at the clubhouse.
2) tax $9800/year
3) Insurance: which type? and idea of costs? $1900/year We use Tower Hill and like them, although we are considering switching to Chubb.
4) Water: An average monthly cost if i think to rent and if its empty? Drinking water is about $20/mo, just a small service fee if you don't use any. Irrigation water depends on the season, but average $25/mo, year round.
5) Electricity: An average monthly cost if i think to rent and if its empty? That's really going to vary on how well insulated it is, and how low you set the A/C. Mine is about $150/mo on average year round. Some months it's only $80, a couple of months it around $250. But we've got a lot of extra items added for energy efficiency, and our hot water and dryer are gas, which is $25/month.
6) Cable (cable its for Internet line?) Our basic cable is supplied by the HOA as part of the HOA dues. I think we pay about $65 for cable Internet and a digital hi-def package with a couple dozen extra channels, but no premium channels like HBO.
7) Phone line We use Vonage, pay a year in advance and it works out to about $25/mo with free long distance throughout North America and parts of Europe.
