My wife and I really want to relocate to Florida from out of state.
We were looking at the possibility of moving to Cagans Crossing in Clermont. We like the Central Florida area.

I wanted to know if anyone here on the boards knows anything about Cagans Crossing at all ? Just trying to find out if it is a good place to live and if that area of Clermont was nice and had shopping and restaurants in that area without a long drive.

Thanks for any help and other suggestions on places in the area that would be good to live in.

A previous co-worker of mine lived there and as far as I remembered, liked it very much. Sometimes the 192/27 traffic could be bad, but overall he used to say it was a quiet complex convenient complex that was reasonably priced. A lot of people that work for Disney live there.

I have lived here for 2 years and absolutely love it! The area is quiet and even though I do not get home from work till 11 or midnight, I always feel safe and secure. I love being able to walk to Walmart, Chilis, Gators, Starbucks, a great icecream parlor and even a library. Although the shopkeepers in our small town are suffering because of the community, we, like the rest of the country, will survive and we will once again thrive! The management is professional, pleasant and friendly. You will love it here!!

If I remember correctly, Cagan's Crossing is in an area that is mostly short-term rentals. Not necessarily in that complex but the surrounding neighborhoods. Short-term rentals bring higher crime rate. I would further research percentage of STR and crime rate.

I lived there once a while back in Aurora and liked it. My only complaints with the actual apartment was it had office type carpeting and no washer dryer, but the complex had laundry rooms spaced throughout.

The area has just recently gotten much better as far as stores and restaurants. The new walmart and lowes across the street are a great convienence as well as the various restaurants now open. A new super target just opened very close on 192 along with a lot of other shops and restaurants.

The addition of 429 helps when traveling to other areas.

You should keep in mind that the four apartment complexes within cagan crossings are very different.

Aurora is the oldest, it is government assisted low income housing. Which means you will need to show proof of low income to be qualified to live there, people who work for Disney meet this qualification and account for a lot of the residents.

Ridgepoint is nice. The last time I was in one of the apartments it was still fairly new but assuming it has been well maintained it is great.

I just recently visited a friend who lives in a Town Center apartment and was very surprised at how nice it was. Granite counters, high ceilings, very nice appliances, and elevators in the building. Plus the proximity to the businesses down below is nice.

The Glen is still under construction.

I don't see how short term rentals relate to high crime rates. Most of the short term rental rates are higher than the average hotel rates and usually attract a higher income range of people. From what I have seen most short term rentals are rented by visitors from other countries or long distances who are staying longer than normal to get the most value from their trip.

Actually short term rental areas DO have statistically higher crime rates. People don't know their neighbors and don't know if a car is supposed to be in the neighborhood or not. Often entire streets worth of homes are empty for weeks at a time, making them easy targets for burglary.

Also FYI it's almost always cheaper to rent a house than a hotel room. You can get a five bedroom house for the price of two value resort rooms at Disney. Many rentals are for a week--or even less.

That said, I think it's the residents of Nelson Park and Sol Caliente that ar bringing the majority of the crime involving drugs and gang activity to that area. But the burglaries--they are due to the "easy pickin's" in the many unoccupied, but fully furnished and equipeed villas in the many short term communities. Those tourists are also the ones causing the majority of the accidents in that area.

i read that someone had said aurua is low income but when i research it or call no one tells me it is? does anyone know if it is low income?

No one is going to advertise it or come out and say that it is low income housing, that just sounds bad. To be fair they don't really deserve the negative connotations that come with that, they use the program as a way to offer apartment at a great price mostly to employe's of Disney and other low paying employers in the area. Usually the way you can tell which apartments are low income is by looking at the ad's they will usually have an asterisk somewhere referring to a statement usually saying that "certain income restrictions apply", this is true with Aurora as recently as ad's put out this month. If you want to confirm it just call and ask if there are any income restrictions for Aurora if you make too little or too much you won't qualify.

Are the apartments fully furnished? Some of the floorplans draw furniture in it and it never specifies if it's furnished or not.

If they don't specifically say "fully furnished" they aren't furnished.

Often the outlines of furniture will be drawn into floor plans to give you a better idea of the size of the rooms.
