What about this area zip code 34759? Are there security companies around to manage and watch properties in the area?

Red face sorry if I did this twice

What about the area at zip code34759? Are you familiar with this area. Can any one give me a few pointers on using this site. As I cannot seem to find the threads I have responded too or asked questions on.

You'd need a security company (which are pretty well worthless in my experience) and a property management company (which if you're lucky swing past and slow down once a month.)

I wouldn't choose that zip code to buy property in.

I have been in Kissimmee for 5 years now. It has it's good points and bad points. I love the fact that I can walk to the stores or ride the bus to where ever I need to go. However the schools are not good, the people are not friendly and the places that are cheap are cheap for a reason. Don't get me wrong Kissimmee has actually grown on me and I do like it here but we are planning to move when we can. It's hard to make friends here because everyone moves away. Jobs do not pay well and it seems no one is hiring for anything right now. There is a lot to do here and that is awesome. We have old town and dinner shows and Disney so that makes it nice to spend your time but if you are looking to settle down I would go else where.

Have to agree with the "don't move to Kissimmee" crowd. My grandparents moved there more than 30 yrs ago from Orlando and the area has run its course from good to bad. No area that is largely populated with migrants and illegals will see property values or the quality of schools increase. Areas that were once just average affordable "old Florida" neighborhoods in Kissimmee now have the appearance of "barrios".

Personally I think y'all should visit these areas before buying. Compared to Kansas, Florida traffic is terrible, especially central Florida in the Orlando surrounds.

Kissimmee isn't that bad it's just extremely boring, I have a great place here but it's just way too slow for me, and most of the younger crowd who work in tourism purchase here since Orlando is way too expensive for most of the jobs around here. Kissimmee has good and bad parts just like Otown.

1.Well First thing is first there are. TONS of Spanish, Mexican's, Latin Americans pureto ricans u name it Barley any white people not being racist but that's all you will see or Hillbilly's/Rednecks but that is more saint cloud area that's one thing u might not be to happy about and all of them speak Spanish mostly.They "Can" speak english but per-fer Spanish. And people there especially Spanish tend to be rude, But there are cool ones. And there is alot of illegal's there looking for work.

2. Another Bad thing about Kissimmee is the Tourist.The part of Kissimmee where i live at-least mostly people from the UK they stay in hotels in Kissimmee because it's basically 10 minutes away from Disney. and let me tell you there ******* annoying and rude atleast the ones i see everyday. And so with all the tourist comes traffic thats a con to.

3. Kissimmee has more of a "Younger" crowd to it not so much Teenagers but alot of people in there 20's. it's either your that age or older 40+

Also we have old town and fun spot but that gets boring after going there 20 times.and it will also burn a hole through ur wallet lookin at 70+ $$ a day to go there.
Like i said before there are alot of Spanish and people that kind of race that live there so ur kids will feel kinda ackward being the small amount of white kids that live and go to school here. Not being racist i have many Mexican and Spanish friends I'm just basing it on what i see EVERYDAY. I'm just basing this on if ur kids are white.

Also we don't have alot of things that go on here and not alot of things to do beside going to Orlando or Downtown Orlando theme parks etc.

Alot of people live in kissimmee but work in Orlando since there is Ton's of jobs there.

Overall You will have to get use to living here since it's boring that's why I'm moving soon, So if you don't care about tons of tourist and tons of Spanish people and a boring life then i would suggest kissimmee. but if u do don't move here.

Ah, Kissimmee.....(sigh)

Kissimmee is a city in transition. Im in Kissimmee right now, temporarily, after a year in Clearwater. I lived here in 2007, for a year.

A lot of people will tell you Kissimmee is crime ridden. While it does have its share of riff-raff, its nowhere near what I lived through in Jacksonville (fl), that being said, there are ALOT of Unattended teenagers in Kissimmee. Theres alot of 20 somethings from NY,PR,DR,South Florida......I am somewhat of an oddity because I grew up in Central Florida, and know what life was like 10 years ago here, and boy has it changed!
The things about Kissimmee that are horrible. PEOPLE ARE RUDE HERE. That is not a generalization. There is an air of hostility and general disinterest in Kissimmee. Most people in Kissimmee proper are living off less than 12.00/hr. WIKIpedia says the Latino pop in Kissimmee is only 40%, I beg to differ. I work in the ER, and I am always startled when I see a White person or a Black person, because its almost a rarity (once again I am talking about Kissimmee PROPER, not including Celebration or St Cloud) Spanish is spoken as frequently, if not more frequently, than English. Alot of apartments and homes are empty because some of the NYers are going back home. I have heard alot of people from NY say "I cant get Food stamps in Florida, or Medicaid....blah blah, I'm going back to NY, Florida dont care about poor people" The schools are behind, even behind sorrounding counties. I hope the population deflates a little more. Than maybe rental prices will stabalize, and the people who truly want to live here, will be able to afford it. I feel alot of people in Kissimmee have poor attitudes because they dont want to be here. No one smiles here. No one says hi.
I will say alot of the Mexicans and Central Americans have gone home. There is a neigborhood called Waterway Village, off of Hoagland St. When I lived here in 2007, that neighborhood was completely Mexican and Cental American. They are all almost gone now, leaving when the construction jobs dried up. Boy, did they trash that community before they left! I had the pleasure of cleaninng out one of the rental properties over there (for a friend) it was a two bedroom apartment, but the layer of dirt on the floors and walls was so thick, it literally took me two days to clean it out!

I think things in Kissimmee will get better.But I dont think Kissimmee will ever be the sleepy little town it once was. I think it got too big too fast. I love that Kissimmee is diverse, but its loosing that now too, as it becomes completely Carribean Hispanic. Two years ago when I lived here there were people from Jamaica, Trinidad, VI, PR, DR, Brazil, Central and South America, Haiti. Cayman Islands, Guyana, Venezula. I dont see alot of those groups here anymore. Its mainly people from the Northeast and PR. Seems alot of people moved on to Poincianna or back to Orlando.

Another word of caution:
Kissimmee has a LOT of pedestrians (people come here from NY with no car, no driving experience, no Drivers Licence) But is NOT a pedestrian friendly city. For a smaller city, there is alot of traffic. Grocery stores are closing down, and being replaced by Latino type grocery chains (we just lost out Albertsons)

Its not a good place to raise kids, period. If I were you (or anyone else in the future who thinks about moving here) I would consider Harmony (if you can afford it), right outside of St. Cloud, with its own Elementary,Middle and High Schools. Lake Mary is nice too. Mt. Dora. Hunters Creek, Windermere, SE Orlando (by the airport, dont remeber what that part of town is called)

Well, I live in Kissimmee and think it is OK. I agree that it isn't the best place to raise kids, but I don't plan to have kids. ;-) I agree that there are a lot of late-teens/early 20s people, but what bothers me is that most of them are not in college like they should be! There indeed are many Hispanics, but I've lived in Miami for many years and learned some Spanish though I don't need it for my job. Some are hostile because they think all whites hate them, some are very friendly. What I like most about Kissimmee is that it is close and an easy drive to Orlando, Hunters Creek, Celebration, Dr. Phillips, theme parks and OIA airport, etc. I like the Loop shopping center which is by Osceola parkway and love downtown Disney. As for crime, I don't find it (and Orlando) bad at all. I feel much safer here than in Miami and New Orleans, which is where i am from.
