Does anyone have a few names of good Subdivisions in Clermont that are nice , good for kids , close to schools and shopping ? Thank you

** And don't have sky high HOA fees and homes under 300k

That's a good starting point. The HOA dues will run from $200 a year to $200 a month, but generally speaking the ones with the higher HOA dues include a lot more amenities such as free basic cable, gate guards, community pools/playgrounds/basketball-tennis, activities for kids, etc.

Keep in mind that some of the neighborhoods that Annerk listed feed into the not-so-great high school. (South Lake High) This may be a concern for you. The best thing to do is go to the Lake County Public Schools website www.lake.k12.fl.us and you can look up the school zone for a particular address, or look at the maps they have on-line. Check GreatSchools.net for info on Clermont area schools. South Lake has been rated a "D" by the state of FL.

I used to live in Clermont and we are considering a move back to the area. I really like the homes on the Southwest side of Lake Louisa but the schools are giving me pause. (Pine Ridge Elem should be fine, but most parents want Windy Ridge/ East Ridge for middle (over Gray Middle) and East Ridge for high (not South Lake High). Gray Middle used to be very run-down but students will be moving back into a new building in the fall. The school is rated an "A".

Many of the nicer neighborhoods have big, nice trees and more established landscaping. In general, the newer neighborhoods offer less in terms of trees/ shade, but you can find very large homes for cheap prices now (foreclosure and short-sales). The best neighborhoods will have much less short-sale/ foreclosure activity.

It's got a Clermont mailing address, but it's not Clermont--rather unincorporated Lake County. It's between a couple of low income apartment complexes, and it's a short-term rental community, so you'll never really get a good "neighborhood" feel.

Also there are a lot of foreclosures in that particular subdivision, so I'd be careful as to the financial health of the HOA.

There are better communities in my opinion.

We bought a house in Somerset in October & are really happy with it so far. Lots of families, within walking distance to Windy Hill Middle, very close to elementary & east ridge, a park down the street, and 5 minutes from Publix, Regions bank, & SuperTarget. It's well below your price range, but there might be nicer neighborhoods in the area?

I always forget about Somerset. It is a really nice neighborhood and great location. We looked there before we bought where we did and it seemed great, but not quite what we were looking for.
