My wife and I have recently relocated to Orlando and we are looking for a home in the Windermere or Winter Park area and would like some neighborhood suggestions. We have heard a lot of communities in this area are littered with foreclosures and we are worried about getting in the wrong neighborhood and making a bad investment. Our budget is $350K - $400K. We are in our 30's and active and would like to be near shopping and dining. I think we would consider Dr. Phillips as well but the homes there seem to be more expensive and older. Appreciate any suggestions. Thanks!

Gated or non-gated?

Have you checked out the Horizon West area of Orange County just above Windermere, it's zoned urban, has an open aire mall and is adding new retail, the area has newer communities in your price range.

Getting away from foreclosures and short sale is a little tough just need to see if the properties are being rented as oppose to primary residence and the strength of the HOA.

Broker Dave, thanks for the response. No real preference on gated or not.

I have not heard of Horizon West. Just checked and couldn't really a website or anything. Do you know where I can find info on this are?

Horizon West was a large undeveloped area in Orange County zoned urban located behind Disney above Windermere.

Neighborhoods have rear entry garages with alleyways, non gated and open areas just to pull a few off the top of my head.

Multiple communities, are you working with an agent?

I've had buyers start in one area and after showing multiple areas they end up buying in another they didn't know existed but like it better than the original starting point.

Education is key to helping buyers!

I like Windermere Florida. There is Belmere, Reserve at Belmere, and many more developments. Summerport has a lot of foreclosures....

that price range is good for Belmere, which has newer homes, and is closer to Orlando than all the winter garden homes. They're doing new construction in the development east of Belmere if you want brand new. Also a good location.

all are great areas with a lot of character, it all depends on where you'll work (or working). You can get something nice in Dr. P within your price range.

In that price range you can find PLENTY in the Windermere area. Which neighborhoods will depend on what specifically you're looking for in a house and neighborhood. On the West side of Windermere your closest shopping and dining is going to be at the Winter Garden Village. On the Eastern side you'll be close enough to Sand Lake in Dr. Phillips to have that whole dining/entertainment area be a short drive away.

For under 400K, Belmere is a great choice, but you can also look at homes in Keene's Point, Glenmuir, Stoneybrook West, Lakes of Windermere, Bronson's Landing, Windsor Landing and a myriad of other neighborhoods in the area. You really are only restricted by the size and upgrades your looking for in a home.....and of course what's on the market.

The Horizons' West area as mentioned before, you can get a little background about here Horizon West in Orange County, Florida : UnSprawl Case Study : Terrain.org Some of the Specific Neighborhoods in the general area are Signature Lakes, Summerport, Lakes of Windermere, Providence Etc.

Somewhat Newer homes also aren't out of the question in Dr. Phillips in that range, again just depends on what you're looking for. Only a very few developments where built in the 2000's in Dr. Phillips, but there are many great homes built in the late 90's that have been kept updated available. Turtle Creek, Diamond Cove, Toscana, Bay Hill, Sand Lake Cove, Sand Lake Point and the newer area's of Orange Tree.

As far as staying away from foreclosures goes, they will be Everywhere, and especially present in the neighborhoods built during the height of the boom in 2005-2006. However, most single family home neighborhoods aren't in too much danger from an HOA going belly up. The danger does lie in depreciating values from too many foreclosures, and a change in the character of the neighborhood while homes go vacant, homes decay, and lawns overgrow. In the neighborhoods you'd have to worry about this will be evident just driving through.

In any event, there are ALOT of choices out there, definitely look into an area agent that consult with you as to what you are looking for, give you a general tour of the area's and neighborhoods and help narrow down the choices.
