we are currently renting a house and in a lease. We are also looking for a house to buy. What are our rights if we find a house to buy and are not out of our lease yet? Can we just give the management company a 60 notice or look for a renter to replace us. What if we find a house but are at the end of our lease and dont want to sign another years lease. They say they only do year leases, but if they know ahead of time, and we have been upfront with them about buying a house how can they make us sign another lease? I am willing to rent month by month after the lease is up till we would have our closing or do a quarter year lease. Any help on this problem would be helpful.

It depends on what your lease says. Some leases have a home buying clause that requires 60 days notice plus an early termination fee while other won't let you out at all. Most leases do not allow sub-letting. Some landlords will allow a month-to-month at the end of a lease, but legally they don't have to.

If you are within a month or so of closing, you can always put your stuff into storage and live in an extended stay place if the landlord won't allow you to go month-to-month.
