Received an offer to work near W. Sand Lake & 435. Was looking for some recommendations for living within a 35 minute commute. We have a 4 year old so good schools are important. Are there any properties allowing horses or is that a dream we'll have to forget? Thanks for any information.

Dr. Phillips is a great area and within an excellent proximity of Kirkman & Sand Lake. It also has some top rated public schools. The downside is that D.P. is on the pricey side. Windermere is a good option as well. If you want to keep horses though you may have to go more on the outskirts of town where larger pieces of land are available (ex. Oviedo, Chuluota). However, these options will probably make your commute longer than 35 minutes.

I would second the Dr. Phillips recommendation--wonderful schools--great shopping and low crime. You'll have to go further out in order to keep the horses! Best of luck-
