Hi John,
No this property's value isnt over $200,000- I had it officially apprasied at $190,000 and that didnt take into account that it needs a completely new spetic system at $20,000, floor joist replacement which wont be cheap, the Clean Water Act environmental law issues that wont allow you to do anything with over 1/4 of the land, the strong possibility of Eminent Domain because its 5 feet from Rt 1- literally!!! There's a HUGE crack in the stone foundation, unlevel floors, it needs an all new kitchen and windows, several trees need to be take down, etc..... the list goes on and on.
By the time its just habitable, you'll end up spending well over an additional $150,000 above the purchase price. It needs all new stairs as well. The Bank that owns it plays a lot of games with fees too. It seems like a great property at first, but after you really do youre research, inspections and have a lawyer look into it, its a complete nightmare! I wouldnt pay anything more than $80,000 for it. The bank knows of all the problems but doesnt want to admit to it so it can get more monmey- they want pausable deniability- dont let them BS you. Im not the only one that found all this out. I think its on auction right now at www.fre.com or www.fre.com/bid Its the Thomas Newlin house. Buyer BEWARE!!!! Good luck!!! Google it!
