I'm looking for property to be handed down to my children and their children's children.

You know, the area you're looking at, McKean/Warren Counties, is lousy with drilling rigs, or rather pumping jacks. Some have been in operation continuously for 100 years. Property owner gets free gas, or a royalty or sometimes both.

There are even some oil stripper wells still operating.
