Help! Does anybody have a good contractor to do the site work for our modular home????
We contacted several of them and they are taking forever to give us a quote.
They don't even return the phone calls we made to them.
Help!

Gosh there for a while there was a **** going on- where constractors werent being paid- it started in NJ and then went to poconos.

Find a MH group...maybe you can get some good leads..

HI, We had a friend put a modular home in the Seven Mountains between Mifflin and Centre County. I can get some info from him but not sure where you are so it might not do you any good. Are you talking mobile, single wide or double wide, or modular as in a double wide house?

We just bought a repossed mobile home off the internet, it was over the mountain from us, and it was a real hassle getting it off the blocks over there and getting the company to bring it over here. Our landlord tore his old home out of here and we moved it on his lot but we had to pay for all the footers and everythink involved to have it set up. They have new housing codes in PA and it cost so much more than it would have a year or two ago. We were living with family until the inspections (on every little thing done, before you could move on to the next thing on the list) were all done and we were okayed to move in. I didn't expect that.

If you have a mobile home I can refer you to the guy who moved ours. Very reasonable compared to some I called and he had it set up within 45 min. Did a beautiful job and nothing broken, and leveled it all up. Worth every pennie.

Hi Jeannie
We are having a modular built in the factory and it has 4 separate pieces and really looks like a stick built home. It will be on a basement foundation also.
We did finally start hearing from the contractors too

ok I'm not crazy, I moved here to poconos, Dingmans Ferry to be exact, and Had called tons of contractors. No return phone calls. Finally we got one and to make a long stroy short, He did half the work, messed it up and never returned. Thank heaven it was something my hubby and I could sort of fix. Nobody in this town can recommend anyone, or would for that matter. My contractor wasn't even from this town. Here I am two years later and no luck. If you ever get any good advice on this subject I would love to here it. GOOD LUCK!!!!

When we put up our modular here in The Hideout, we had the same problem, no one returns your calls. If they do, don't get too excited, then they don't show up! We wanted several prices so that we could include this work in our mortgage, but couldn't get anywhere so my husband with the help of his multi-tasking/talented wife built 2 huge decks that were 10 ft. off the ground, working with ladders that would just sink in the mud My husband also put up the wall of fireproof sheetrock between the garage area and the basement, the insulation and fireproof sheetrock on the ceiling and 2 doors in the basement. Our garage is 800 sq. ft. so this was a big job in our spare time. We were fortunate to find an excellent guy for the lot clearing and foundation. Once the house was set, the rest was up to us. We went with the modular company's electrician and plumber.

I Love PA!

Might I ask - what modular company did you use - and what can you say about them? We know we want to go with a modular, and have been studying different styles/companies, so we're looking to hear from people with experience.

The issue with contractors seems to be the norm here. I've lived that scenario more than once since I moved here.

I purchased my modular from Shorten Homes, Located in Lackawanna County, Dickson City, on Rt. 6. If you don't live near there but want to see some models, they have over 30 models there. It's sometimes nice to see the house other than on paper. They sell from a few different manufacturers, so you can get an idea of the workmanship in each. Our home was manufacturered by Marlette Homes. I love my house, the only thing I really had an issue with is I have one door that when it shuts, the small wall that it is on shakes. They have come out to check it, but say everything is OK. The company was real good about fixing any little imperfection that I noticed, which I don't think the average builder would do. I made several changes to the original floor plan and they did them exactly as I had supplied in a drawing of a floorplan. While I could have gotten upgrades, I settled for what the house generally comes with, the standard carpet is holding up real well after 2 years and looks plush, the lower cabinets in the kitchen all have the middle shelf that rolls out, house is well insulated, there are no drafts and heating bills are less than we expected. There have been no cracks in the walls from settling, there were a few minor ones upon delivery, that were all repaired and are to be expected. I would buy another modular in a heartbeat, it sure beats waiting for a builder to take a year to build a house, and when it comes, it's done. Shorten Homes has a web-site that you can view the floorplans of the models that they have with lots of pictures.
