Can anyone recommend an area in Eastern PA - with the following........

~A rural/farming community where we can purchase a house + acreage (20+acres) for horses/cattle.
~We enjoy the rural style living and want to avoid large crowded cities, so driving 20+minutes to town / stores is ok.
~Near Amish is great, but not sure if they are mostly in Lancaster which is 3 hours (too far) from here.
~We prefer to stay within an hour of commuting time into Jersey (Mount Laurel area for those of you who are familiar w/Jersey)

Edited to add that we have no children right now, but may in the future. I'd love my kids to go to a school that had FFA and/or is involved with horses,etc -- if there's anything like this around the area we're looking~

Hi ArizonaRanch,

To keep within an hours drive of Mount Laurel, NJ doesn't offer up too many possibilities for finding what your looking for in Eastern PA, unless of course money is no problem. In the last 10 years, quite a few farmers have sold out to developments. Real Estate taxes are through the roof. You also have to throw traffic into your equation, because so many people have moved out to the rural areas, yet the roads haven't been updated to handle the load, so congestion is a common occurences. But, if you can handle over an hour, say and hour and twenty minutes, you might look at Chester County (Mid to Northern). Someplace like Elverson, or Morgantown, which is still pretty rural (farmland), and yet is very close to the PA turnpike. Good Luck with your search.

Chester County is probably your best bet. It gets less expensive the closer to Lancaster County you get. Someone else mentioned the Morgantown area, but there are other communities, south and north of there that may work. Morgantown is getting more expensive and developed due to its PA Turnpike access.

I have a question that maybe someone here could answer. What are the requirements for horse property in Eastern PA areas? Where I am now on Long Island, our town's requirements is a one acre lot for a max of two horses. There are a few areas here that will allow one horse on half an acre, but the norm is one acre per two.
