My husband recently got a job in Kutztown. I would like to know where we should start looking at homes. A great school system is our #1 priority. We have 2 children in elementary school and one starting middle school. Our budget is 450,000. My husband is willing to communte about 45min both ways for a excellent school district. Thanks so much.

How about Upper Macungie Twp. in Lehigh county? Aka Breinigsville or Fogelsville mailing addresses. Parkland school district is very well regarded. You can get a very nice home for $450,000. Less than 45 minute commute roundtrip. Maybe even 30 minutes if you're in the western part in Breinigsville.

I found that area last night online actually. Looks too good to be true with the homes being so "young" and affordable. Thanks so much for your post. Are there alot of transplants there?

Probably. A lot of the newer homes are occupied by people from NJ/NY who commute back there. I know some families who live in Upper Mac who work locally, but they tend to live in the houses built 10-20 years ago. With the oversupply in new housing in the area you can probably get a decent new-ish house for $350,000. $450,000 would get you a really nice place, possibly north of 78 in the Fogelsville area which is less "McMansion"-ish with homes on larger lots.

Pulte & Heritage have been building new homes on some pretty large sites for a couple of years now. The homes are relatively affordable but very plain and boring looking. There is a Toll Bros. development near Trexlertown but that might be Lower Macungie. Toll Bros tends to build junk anyway.
