Hello,
I am beginning a new job in Chester County and I am not familiar with the county,
but I understand that home prices are expensive.

Can someone please recommend a town in Chester County with a good school system that is a safe,
clean neighborhood but is still resasonably priced?

What part of the county are you working in?That might help in suggesting towns to live in. Its a fairly large county. Great all around area with plenty of affordable areas. I wouldn't worry too much, you'll be able to find an affordable area within a half-hour commute of your job.

i'd really like to recommend exton.


houses where i'm living border around 300,000k. that may be very high, but it's cheap around here....

Rainrock- I'll be working near Rennyson/Howellville area.. but open to living anwhere in Chester County. I am hoping to find a house for $275-$300,000 in a safe, clean neighborhood that is good for kids. Is thie viable in Chester County?

Yes Exton, Malvern,Paoli, West Chester,Chester Springs,Downingtown would all be excellent choices. This general area has houses from $250K to upwards of $2.5 M depending on the neighborhood. I like all the above towns but I still think my favorite is West Chester.

www.weichert.com is a good real estate site that will give you an idea what your money can buy.

Be prepared for tax sticker shock. When you see how much that 300,000 home is going to cost you in school tax your head is going to spin.
The school tax goes up every year. Here is a lnk to 2006 tax tables.

Be prepared to say UH OH!
250,000 in exton and downingtown and west chester buys you very little. I just did a realtor serach last night for a friend who is looking for a home in those areas. Don't take the advise of anyone as gospel and contact and realtor and hear it from a professonial. Where I live is Southern Chester County, more rural than Exton West Chester area, 300,000 does not buy you anything new or nice outside of a townhome/condo. Keep in mind I am not in the plush area that Exton and Downingtown West Chester are.
Do your homework.

I guess it depends on what kind of home you are looking for and in what price range. We are in Oxford (Southern Chester County). You can get a decent sized house (2200sf on .5+ acres) for around $275,000. I love the area. It's pretty rural but has seen a tremendous growth over the past few years. Taxes aren't too bad here. Our home is assessed at $310, we are on 1 acre and our taxes (school, county/twp) are roughly $4500. We have our kids in private school however there are many who are happy with the local district and they are building new schools and making lots of improvements. West Grove is right next to Oxford. Good schools there but housing is a little higher.
When we moved here 4 years ago we looked in other areas of Chester County and found that Exton, West Chester, Paoli were too expensive. We were able to get more for our money in Oxford. We small stores within 5 minutes (3 food markets, CVS,Blockbuster, Dairy Queen, Pizza Hut, McDonalds etc.) but you need to travel about 15 minutes to get to a Walmart and beyond that to get to a Target. If you don't mind being a little far removed from things it is a wonderful area to be. I was born and raised in Philly. Never could have imagined living out here but now that I'm here I love it. Of course now that we're here and I love it - we have to move because my husband is being relocated to NC! Oh well!

Default Avon grove Schools

I'm not sure where in Chester County you are going to work but southern chester county is beautiful, less populated, safe and you get more house for your money. Plus, Avon Grove schools are award winning. Also - our house is on the market, we are building a new home in the same area. Please check it out at dtherealtor.com. It is the home in Medford Farms on his website (Weichert).

I too would recommend southern chester county. You can definitely get more for your buck, but that typically is reflected in the school systems. Avon Grove is supposed to be one of the better, so you might want to check out some neighborhoods along the 796/896 corridor. Plus, if you are living closer to Delaware, you can actually hop over the border for some tax free shopping.
