Hello, I am looking for a place To retire to. i have asked same questions in different forums about different cities. I would be grateful is someone explained to me the ins and out of utilities costs and taxes. I see that there are plenty of homes in the city (outside also) for under 80,000. The photos seem to be ok. Does anyone think i would need much work done on em. Also what is the combined tax rate for homes in this price range. For example what would my yearly taxes be and homeowners insurance on home $75,000(i under 65 yrs of age).Also I heard utility prices high ,is that true? I coming from upstate new york where we get more snow and utilities higher i think than pa.What can i expect my monthly electricity bill to be low and high and gas bill(heating) on the type of homes common in this area.I would appreciate any help you can give. Coffee will be on me(or beer).

This might help you out. Remember that Pa. school taxes, and property taxes are different, but they are both determined by the value of your house. You also have no say in the matter if they are going to go up or not. Assessor Home Page

Well I would avoid New Castle for starts. It is a dreary run down town with few amenities and even fewer prospects. Many of the area residents venture into Ohio or the Pittsburgh suburbs to do their shopping.

yuo are saying no malls or shopping centers there? what would be my heating and electric bills on 60,000 home and taxes also if someone doesnt mind telling me.

The Super WalMart was the main retailer the last time I was out that way. There are shopping plazas but the nearest large mall is in Boardman Ohio.

Search realtor.com for a house in that price range then email the realtor for the MLS info. That should give you an idea of the tax and utility info.

You might actually want to look into some areas of NE Ohio as well. I don't know a whole lot about Newcastle, but it does have a decent amount of crime. If you decide to look into Ohio i would think about Niles. It's an old town on the Mahoning river as well. Most of the homes are in your price range and there are plenty of places to shop and eat, not to mention great italian food. Utilities in Niles are also pretty cheap as they have their own electric rates. I lived there for six years and i thought the location was very convienent. Close to I-80, mall is nearby, they have a huge recreation center, parks, and lots of amenities w/in a short distance.

Many people I know who work in Pittsburgh have moved or are moving to Lawrence County so it can't be as bad as these folks are saying. As far as shopping, there are lots of opportunities in Grove City, Cranberry Twp (Butler County), and Youngstown. Grove City has a huge outlet mall complex.

As far as property taxes, PA is high and almost as much as NY.

in ny the property tax will be close to 5000 on $100,000 home it seems new castle taxes can fluctuate but be half of that.

It's definitely not an up and coming town. Like so many in this area, just another town in decline along with the steel industry. I would pass on New Castle.
