Because of this counter letter, I received 11k more than my initial offer, earlier salary review & earlier health benefits. In five years that's 55k more than if I would've just taken the offer without negotiating my salary and benefits.

Dear Mr. ____,

I hope the conference went well! I’m excited about possibly joining the ________ family. I apologize for the length of this email, I know you're a busy man but I wanted to address my concerns about your offer thoroughly and eliminate a lot of back and forth.

Over my 5 year career in the industry, I successfully launched and executed award-winning marketing campaigns, digital analytics, due diligence projects, rebranding strategies, leasing policies and social media projects in 10 different markets. I have maintained a 65% closing ratio, focused on hospitality and salesmanship, mentored younger colleagues and was a nominee for Rising Marketing Star by the _________. I have been responsible for managing over a dozen employees for multi-family and student housing properties in saturated markets while still collecting over $7M in revenue the last 2 years.

This weekend I did some extensive research, matching up the responsibilities of this job with the value of my skills in the marketplace. It was nuanced because this job is so varied, fresh and takes into account many different skills depending on the property and team I encounter. I researched comparable positions at student housing, hotel, multifamily and commercial companies across the country, and spoke with my mentors and colleagues in these industries. What I found was a range from about $40,000 to $60,000, with $40,000 being more inexperienced employees at smaller companies, and $60,000 being at the top of the market and large expanding companies. The median income for a Corporate Marketing Specialist was $50,000 (NMHC 2015). While Residential Multi-Site Leasing Managers make an income of $52,900 (2016 CEL Compensation Survey).

I appreciate the offer at $46,000, but I was really expecting a bit more. I will be coming into this position not with just leasing, marketing and management skills, but with the unique ability to invigorate teams, drastically raise revenue and build innovative programs. I feel the compensation should fall in the middle to marginally below the upper range. Would that be possible? Can we review the proposed salary for this position? Is there possibly a time we could tee up a phone call to discuss?

After further extensive research, applications, interviews and conversations with recruiters I learned, “Marketing Specialist” is a popular title, but the actual job duties aren't consistent across organizations. Sometimes a step up can, on face value, appear to be a lateral move or a demotion based on a mere title and organizational structure of the company. In some companies MLS is an entry-level leasing consultant in others it’s a regional assistant. I want this amazing step forward to be noted in my professional career. I was hoping “Senior Regional or Senior Corporate” could be added to the job title. I know this is a newer position and I was curious if there is any flexibility around the job title?

Despite all the compensation talk, my biggest motivation is succeeding. I'm a fighter. And I am determined to impress you and Mr. ________ while beating every challenge presented. I am a legitimate fan of the company, its leadership and business dealings.

That's fair. What would you have cut? I felt like this all would've been said at some point but instead of having 6 back and forth emails I put into one.

BTW--You should probably use your skills to make money writing letters for others in counter offer positions..Just a thought...

It's simply too long. I'm not a stranger to the counter offer process but I typcially get them via phone call and proceed based on my judgement of the candidate not a couple page letter
