Make sure your "relocation specialist" is really aquainted with the areas you are investigating. Very often real estate professionals who are the "relocation" specialist for their office work in a rather narrow area. They typically are "handed" clients by the company so they don't have to work hard and explore other areas with new clients, etc. If the person is not well versed, ask your coordinator to give you to more than one specialist. It can be done and then you get the best of everything. Good luck - there are lots of homes to choose from right now and the rates are GREAT!

No one mentioned the Fairmount Neighborhood in the city proper. Also known as the Art Museum district, (also consider the East Falls neighborhood in the city). Out-the-front-door access to trails for riding, walking, running, skating, and there's rowing on the river nine months of the year. Same can be said for quick and easy access to boatloads of cultural offerings, basically out-the-front-door and walk a few blocks.

Independent of the SD stats and home price numbers, based on your descriptions, I think the Art Museum area will have a lot of like-minded people. My observation is the people who live there to raise a family -- as opposed to singles and empty-nesters -- have a wider-ranging outlook on life and living than you'll find in the other areas mentioned above (bohemian is too strong a word to describe this, but it comes close), and therefore similar to your descriptions.
