Hi!

We are researching purchasing rental property in the city. The homes we purchase will be remodeled and rented on long term leases. We are not looking to "flip" the properties at this time. We are looking to buy and hold.

The zip codes we are looking in are, 19139, 19146-48. Does anyone know the specific names of these areas? Any idea what the rents may be for 2 and 3 BR homes in good condition? We're tyring to get a read on the areas before we come out for a visit.

We have a general idea... we are looking for opinions of people who live in or around the area. Please advise. Thank you for the assistance!

19139 = West Philly.

19146-8 = Center City or South Philly (depending where in the zip code).

19139 is a bad neighborhood. High crime. Not a place I'd ever want to live.

The other areas can vary. They're certainly nicer than 19139...

I'd check out the 19146-8 for yourself. They might not be too bad...but it's a pretty large area, so you'd need to do a little sleuthing.

So, West Philly may not be the best place to start!

19147 is Queen Village - a great neighborhood. I recommend staying between Fitzwater and Queen and Front and 4th.

Southwest Phila has experienced a lot of upgrading - 19142 and 19143.

19104 is close to the University areas and could be a good investment possibility.

19146 and 19147 will be pretty pricey unless you want to do some rehabbing

19123 is Northern Liberties....also pricey, but if you want to renovate and hold there could be some good possibilities
