I agree in many ways

Also - I think North Broad has potential, but who knows if it truly will ever amount to anything. lost of room for development there, land may be a better investment than actual houses

I see the part of Kensington closest to Fishtown and NoLibs (Olde Kensington, I think?) gaining alot of momentum with rowhome renovations, factory conversions, and a sprinkling of art galleries and coffee shops/cafés. Basically, it is where the people priced out of those two nabes (Fishtown and/or NoLibs) are going. It will be interesting to see if this momentum will carry on over into the predominately Puerto Rican Norris Square area, of which has been vocal in its anti-gentrification position. Also, the portion of Point Breeze just south of Washington (I am thinking of the area bounded by: Washington (N), Wharton (S), 22nd St. (W), and Broad (E)) has been receiving a large number of renovations and infill. Alot of the renovations and new construction in Point Breeze can be found here: Point Breeze Real Estate & Point Breeze Homes For Sale — Trulia.com.
