I think you would get the green space you are looking for with the proximity to Philly in Collingswood, NJ. Not many 2 car garages here but their are some. You would get a great house for your price and if you gave up 1 garage; you would get much more. The proximity to the areas in Philly you like is 12 minutes by PATCO; 24/7. The cultural hipness of Collingswood is great for the 30 something crowd. You would get the malls within 10 minutes by car. I get into Northern Liberties by car, literally in 10 minutes which is closer to CC city than most PA suburbs. Though you pay higher property taxes, you get more "house" for your dollar over here.

We found the same thing when we were looking 2 years ago... Jersey has more to offer.. At a price.. Its the old adage.. Ya get what you pay for..

Try looking in the East Oak Lane Area of the City. There are lots of detached homes with yards. driveways/ yards, that are near several train stations to get back into center city.

East Oak Lane and Chestnut Hill are really nice. Lots of older stone homes. Some single and some twins. IF kids are in the plan though, you will have to send them to charter or private schools. The immediate area is nice but is not as safe as others that were suggested. It can get dicey as you get closer to Germantown and areas by the Zoo. You won't get the largest of yards but access to parks and green spaces. Other problem is commuting into the city by car puts you at the mercy of I76 ( "the Schuylkill" ) and traffic can be nightmarish at times if you want the city on weekends, etc.
