Hope to get your help - purchased a twin in Chestnut Hill last year, but have discovered at my age (50's) I cannot handle the noise level with sharing a common wall. I like my quiet, not listening to loud TV's, doors closing etc.. I like the town, but I cannot afford a single home here. I want to be within a reasonable distance to my son and family who are now moving to the Bryn Mawr area. Want I like is a walkable downtown geared towards my age group, dog friendly area, and affordable single home in the low $300s.
Any suggestions where to start?

Is commuting to work a consideration?

Off the top of my head, I'd say that Ambler has a compact downtown but I'm not sure what is meant by geared to your age group. But it's close to 476, has train that runs downtown then out to Bryn Mawr, and should have a few singles under $300K. There are also towns on the Main Line that may fit your bill but I'm not sure about finding singles for your price.

For a single home in the low 300's??? No way.

If you're going to spend a lot of time travelling back and forth to Bryn Mawr, I wouldn't choose Ambler (traffic). I'd stay as close to the Main Line as possible, though your price range will rule out many Main Line towns. I'd suggest maybe Broomall area in that price range? I think Media has your cute downtown area, though it's not as close to Bryn Mawr as Broomall or some of the other Delaware Co. towns.

Second the Flourtown recommendation. Right next to Flourtown is a small, overlooked area called Erdenheim. You should be able to find a single family home for $300K or under.

Dude! Under 300K in Erdenheim for a single??!! There are only 2 or 3 homes listed under 300 and they're old. I'm looking in realtor.com, up to 350 and still haven't found anything that wouldn't require a bunch of updating.

Yeah, they're in the price range though, aren't they? The stock in Erdenheim isn't abundant. It's a small town.

Finding a SFH for $300K is not an easy feat close to Bryn Mawr. I wouldn't poo poo any home one can find..."dude".
