We are relocating to Chester County from Long Island. My husband will be working in West Chester. We need excellent schools for my 2 elementary schoolers. We need low crime, some open space, and a newer home that's not quite a McMansion (i.e. not huge and right on top of the neighbor's house). We do want to be close to civilization like shopping and restaurants. I've considered West Chester (East Bradford Twp, Westtown), Chadds Ford, and Malvern. Can anyone help me understand the inside scoop on the differences in those areas? Thanks!!

There isnt much difference between those 3 areas, they all fit under the same category. Upscale suburbia, great schools,low crime, lots of new housing developments.

Chadds Ford(Unionville-Chadds Ford) is in the best School District followed by Malvern(Great Valley) and then West Chester. Unionville-Chadds Ford and Great Valley are among the top school districts in Pa..

As far as shopping? Chadds Ford would be your best bet with Concordville Town Center right there and you would only be 5-10 minutes to tax free shopping in Delaware which has a glut of shopping right on the Del/PA northern border to take advantage of all the PA residents. No state sales tax in Del on anything.

Other areas close to West Chester where you may get more bang for your buck would be the Downingtown/Exton/Chester Springs area. Concord/Glen Mills/Bethel(Garnet Valley School district) are adjacent to Chadds Ford, they are all nice townships that you could expand your search in to.

rainrock explained everything pretty well, i just want to add that west chester does have a downtown are with more boutique shopping and non chain restaurents. WEst chester can be easily accesible from any of the towns you choose. The housing stock in west chester varies more too, chadds for especially, and malvern as well most of the homes on the market are very large, many of them newer, west chester is not all all suburbia like the other two. Garnet valley is another good community as well. Try looking up real estate listings in each town, and see what some of the options are.
