Center City office towers bolster retail presence

1601 Market St.: retail addition stay within the envelope of the 36-story, 600,000-square-foot office building. It will still entail constructing a glass curtain wall. Plans call for 7,500 square feet of street-level space that will expand two existing storefronts and extending the second floor office space by 20,000 square feet. That second-story space will be something of a glass jewel box that will have 19-story ceilings and views that will usher in the urban landscape.

APF Properties’ plan goes to the heart of Center City District’s desire to see more retail and outdoor dining establishments along the West Market Street office corridor.

1700 Market St.: 20,000 square feet of retail space along the front of the existing office building.

2040 Market: about 16,000 square feet of retail space was carved out.

1919 Market: a 34-story mixed-use tower, about 30,000 square feet has tentatively been proposed for retail.

The $20 million Vincera Institute at the Philadelphia Navy Yard’s former USO/theater will open in stages over the next few months. The 34,000-square-foot facility will feature physician offices, which began seeing patients last week; an ambulatory surgery center, a rehab and performance center, a yoga studio that also offers therapeutic message, an imaging center and other complementary services.

Fast-growing tech firm moves HQ to Center City- close to 300 new employees now working in CC

Quote:
Reputation Changer Inc. has moved its headquarters from West Chester, Pa., to Philadelphia’s Washington Square neighborhood.

The privately held company, which helps customers get and maintain good online reputations, moved its corporate offices into a 7,000-square-foot space in the Curtis Center on Saturday. It had moved its sales offices to the neighboring Public Ledger Building in January.

About 70 of Reputation Changer’s 120 employees work in the two offices, said Michael Zammuto, the company’s president and chief operating officer, who is one of its owners. Most of the rest work from home, but the company also has a satellite office in Washington, D.C.

Reputation Changer has added 20 employees since last fall, according to Zammuto. It is trying to add 200 this year, but he said it is a little bit behind the hiring pace it would need to accomplish that.

“It’s tough to recruit that large a number of people,” he said.

Reputation Changer is hiring almost every type of person it employs, including campaign managers, sales people, writers and editors, and people with social media and video production experience.

The Philadelphia 76ers are soliciting proposals from architects to design a new practice facility for the team at the Philadelphia Navy Yard Corporate Center.

The Sports Business Journal, a sister paper of the Philadelphia Business Journal, obtained a “request for proposal” put out by the team seeking designs for a 55,000-square-foot facility that would be built on a vacant lot that occupies 3.3 acres.

The Sixers last year opened administrative offices at the Navy Yard, which is a little more than a mile from the Wells Fargo Center. The team took space previously occupied by Tasty Baking Co. executives.

According to the Sports Business Journal report, the team hopes to have a new practice facility ready by June 2015.

4224 Baltimore. Will be 9-11 floors high

Quote:
4224 Baltimore, the highrise planned for the corner of Clark Park already has a by-rights permit to build a 92 unit building, but at last night's community meeting, they discussed the possibility of up to 178 units. The developers don't need to seek community input: if they wanted to build the 92 unit building they have a permit for, they could start tomorrow. However, they're working on alternative proposals, and while some of them include extra amenities, they also include many more units.

The proposals on offer both incorporate two towers. The heights of the two towers are variable: the taller tower would be between nine and eleven stories, and the smaller tower would be at least five stories tall.

Both proposals also offer sixty five underground parking spaces, (a huge improvement over the original six), and other perks, like a trash removal service and retail space (neighbors who attended the meeting stressed that they do not want a pharmacy in the retail spot). The proposal includes 8,000 sq ft of retail space, easily enough for a large restaurant or gym.
