Hi everyone

- I'm a white educated 40-something single parent with a school age daughter (8). We are moving from NY. I am partially disabled and so, income is limited. I am a quiet artist type and my daughter's only wish are friends to play with and a swing in the yard. I work doing computer graphics and tattooing, so basically am PT self-employed. I can afford around $800-900 for rent. I am very handy with minor renovation (at my own pace) and gardening, so a fixer-upper could work also.

I'm hoping to find a location SW of Philly because we have friends in Swarthmore. Not sure I can afford Swarthmore itself but I'm hoping to find areas nearby that are affordable. I'm looking for:

ABSOLUTE REQUIREMENTS
good schools
QUIET neighborhood
an area where we will be accepted
QUIET neighborhood

WISH LIST
a 2 br?
a yard?
small garden space?
hardwood floors?
a few trees?
did i mention QUIET neighborhood

Any suggestions appreciated. And if this sort of scenario doesn't exist, please don't be shy!

the schools in Prospect Park are no better than the schools here. In fact, worse than the one my daughter is currently enrolled in for Fall.

Unfortunately Abington is located north of Philly rather than the SW suburbs the OP is seeking.

Note that "good schools", as subjective as that term can be, may not necessarily be available at your preferred rental range. Schools in the suburbs will generally be better than what would be available in the city in comparable neighborhoods. Rather than looking for a house rental with a yard, you might find it easier to seek a 2BR apartment that has grass/playground facilities in its complex or is nearby a park.

EDIT: Delaware County, despite the presence of relatively affluent areas such as Swarthmore, Media, West Chester and Newtown Square for example, has a high percentage of working-class/blue-collar residents compared to other suburban counties. It is unlikely that you will stand out.
