I am moving to the West Chester area in about 5 weeks and am looking at rental listings online...everything from houses, townhomes, apartments, etc. Can someone tell what neighborhoods in the city I should avoid if I do not want to be in the middle of an undergraduate rental area? (ala, "don't live between X street and Z street, east of hwy #")

Additionally, are there realty/housing companies that should be avoided for otherwise poor units and sketchy areas?

Avoid anything on Matlack-Walnut and other parallel streets in the south(of Market) area for starters. I would look north of Market St even though any rental on that side will be a lot more pricey, it will be worth it. WCU is out of control from thursday to sunday and the police will not do anything about it due to the problems they have if parents have to become involved. I worked at WCU as the head of a department, I know what I speak of.
I would avoid a property company that starts with a "Z" or any rental agency that specializes in student rentals. They will be run-down listings and you will most likely have a legal battle for your deposit money at the end of the term. Parking is a huge problem in WC, also. Look for parking if you are going to have a car. Good luck !
