Some potential amazing news for Walnut St hidden in this brochure for the Citizens Bank space (they're moving to the old Banana Republic: https://www.metrocommercial.com/wp-c...-Walnut-St.pdf

If you look at the area map, there are a lot of stores proposed or coming soon. Looks like we have: Vans coming back, Madewell moving across the street, Outdoor Voices, J. Crew moving to Walnut, Faherty coming to the old Cole Haan, and Joybird. This is amazing stuff if it all comes to fruition.

Awesome news, great to see retailers trickling in. The Walgreens at Broad & Chestnut also has a tenant lined up, still no announcement though.

I looked at the Citizens Bank image, and Abe Fisher is covering something that also says “proposed.” Would anyone have an idea of what this could be? Is this where the new Free People is moving to? It’s just to the left of the New Balance.

Well, after my Chicago visit, I took a ride down Chestnut (22nd-11th) and then up Walnut (11th-22nd) with the intent to notice storefront vacancies.

I counted about 55+ vacancies on each corridor. We're lucky we have banks and cell phone stores after all. We won't see a full read on any true recovery until this pandemic is over and the new reality of how many workers will be return on a fulltime, periodic, 1-2 days a week, and not coming back at all basis sets in.

Retailers moving locations in CC is good and the Jefferson Market East project is excellent timing given that it took out that shaky retail block on Chestnut.

Restaurants and bars are good for nightlife, off-hours for sure (just like the Chicago dude posted videos of Chicago's night bar scene) but CBDs retail were taking a hit pre-Covid and we'll see what happens. CC will not have same amount of pre-Covid daily office workers and the post-pandemic recovery and landscape will take years to adjust.

Another barometer: RR to the Airport, August 2020: I was the only person on the Suburban Station platform on a Tuesday at 6:15 am, I don't recall anyone in the station at all. February 2022: weekday at 9:15 am, including myself, there were maybe 5 people on the platform.

I'd long thought Giant up there with Acme as one of the pricier chains in the region, but some items I buy frequently are actually very competitively priced there. And they run really good specials.

Positive news for Walnut. I am very curious to see what residential development will be proposed for that 1700 block. Very exciting site for a 300 footer with setbacks and a historic facade.
