^^^Great to see some local flavor, too. That's always been a huge strength of the city, so maybe this will be the start of new trend to bring down vacancies.

More good news for South Broad Street.

Jersey Shore gym opening location at high-profile Center City building

https://www.bizjournals.com/philadel...oad-lease.html

A rapidly expanding Jersey Shore gym chain is continuing its push into the Philadelphia region with a new Center City location set to open next month at One South Broad.
Wolf Fitness' 22,000-square-foot lease is a key step for the beleaguered office building that has struggled with declining occupancy.

Anyone want to post odds on the upper floors of One South Broad becoming apartments?

Yeah, probably. Although, there are SO many units coming online in the coming year(s), as you know well MSL. Not sure they would get many takers. There is no way to get building-attached parking there - a huge detriment to residential at that location. At the price point that would be needed, there are a LOT of options now, and thousands more coming soon. I mean, if I had a monthly housing budget in the 3000s/4000s, I would probably choose a new build townhome with my own roof deck and two-car parking attached. I just hope we can fill most of these new builds with New Yorkers, Bostonians or others with that amount of money and income.

Came across this listing: https://www.metrocommercial.com/wp-c...hestnut-St.pdf

Really hoping West Elm moves to Walnut or Chestnut on the west side of town - always wondered if they would since they are a bit out of place in that area. Let's hope they don't just fully leave the market, though.

I was just at Lucky Strike two weeks ago and looked at West Elm thinking "i hope this store never closes."

It spruces up an otherwise dismal looking block. At least Barcade is moving into the Hale building, the best bet for the West Elm storefront is probably a new food/beverage concept but that area has so many already. A space that large could sit vacant for awhile.
