It seems such a waste that the movie theater eyesore across the street couldn't have become the Banana Republic instead. Now THAT would have been the perfect size!

Why not? Maybe you are picturing the theater bigger inside than it is, which is understandable. In reality it only is about the size of a CVS inside. Let's just pray it doesn't BECOME a CVS... gee, how many CVS stores is too many? Philly has WAY too many...

How would you know how big it is inside?

Well actually, the only CVS that I really was comparing it to is the humongous one at Roosevelt and Harbison in Northeast Philly. But the one in Gettysburg also was huge... now closed.

The Boyd Theater across of BR Factory Outlet is an eyesore. No doubt about that.
But isn't iPic plan is still somewhat in place?

I personally think that the store is an OK size at the moment. I never thought that it should be bigger.
Although I would say that they have great selection and the 2 times I was there, it was packed.
In my mind, I always thought since it was so far away from the rest of retailers, casual shoppers would not notice.
Just like when GAP outlet was there by itself.
But I guess I was wrong! If anything, I saw more and more people walking down Walnut and Chestnut retailers-busy area carrying the GAP , as well as BR outlet shopping bags. So I think BR really in a way "advertised" Gap across the street.

Also LuluLemon will have temporary location where Kenneth Cole used to be per Shoppist Philadelphia.
And speaking of that strip, the Cheesecake building is raising up to the third floor. I always thought it took a while to build something from ground zero, but I guess it is not.
With that in mind, I have high hope that the first phase of East Market can finish faster AND have the ground retailers filled up before DNC 2016. Beside MOM ofc.

I don't really understand the hesitation from PREIT's end. They seemed to be doing OK rejuvenating various malls around the NOrth East corridor.
Mind as well, demolishing everything and make it a damn huge parking lot j/k
They don't own all of it which was stated in that linked article you posted. The city owns part of it though which part was not reported. There are money issues going on that they have not been made public most likely.

No, no, no, please no making it a huge surface parking lot. The lot at 8th and Market, where Gimbels used to be, has been "empty" for just about 40 years!

Until there's some movement with whatever will happen to the Boyd theater property, it may not make sense to consider other uses for that space just yet.

However I want to know if there's any progress with starting the tower project that was/is supposed to go on SW corner of 19th and Chestnut.

Ah, no, just no.

The original art deco theater portion, including balcony, probably could house 2000 people. Two other smaller theaters were added in the 70s which could probably hold 500 more each.

And, yes, I went there many times when it was a functioning theater. It was huge inside, had a 70mm screen and an AWESOME sound system. I'm probably under estimating the actual capacity regarding people.

I consider it a terrible tragedy that we have probably lost the last grand movie palace in Center City while other cities did it.

The reported iPic plan only calls for keeping parts of the outside marquis and the ticket booth, I think.
The main auditorium has already been gutted. Sigh.

Just to give you an idea of what it was like, even in its decayed state... imagine a smaller version of the foyer in Radio City Music Hall. The enormous high ceilings. Grand staircases going to the balcony. Huge mirrors. Marble columns. The restrooms in the basement complete with plush, upholstered furniture, etc.
