Yeah Landenberg covers a pretty big area. The western most part of Landenberg would probably be about a 45-50 minute commute while the Somerset Lake area (which is the eastern most part of Landenberg) would probably be closer to an hour like you said.

I would not worry about school district at all (as far as Avon Grove vs. Kennett) and I am not saying that to sway you one way or the other I say that because both school districts are really pretty much exactly the same. Your kids will get the same education at each, the only reason one may rank higher then the other is because Kennett has more migrant students who have to take PSSA's in a language they do not understand. I have never met a person who went/lived in Kennett who thought that the Kennett Consolidated School District wasn't a good school district. It's also one of the coolest looking schools I have ever seen as it's an old school that sits on a hill overlooking the town with giant front steps leading up to the entrance (like a high school you'd see in a movie).

The smell is something that you will only really smell if you are living right next to a mushroom farm (which you probably won't do) or driving by one. The guy saying he retracted his offer "because of the smell" put an offer on a home in a neighborhood that is a quarter mile from one of the biggest mushroom farm sites in the entire state. Which I had said in another thread not to do. I mean if you could have pinpointed the worst spot for the mushroom smell it would have been that neighborhood. Will you smell "the smell" for a moment if you drive by a mushroom farm? Yeah. Will you smell it in your house and on your property (if your not next door to one)? Not at all. If you want to make sure you avoid the smell alltogether stay out of the Toughkenanom/Avondale area that's really where the most mushroom farms are. Southern Landenberg, along the Maryland line, there really aren't many mushroom farms. I used to live within a mile of about 5 mushroom farms and never once did a visiting relative even bring up the smell. The actual town of Kennett Square does not smell at all even though it's "the mushroom capital of the world".

My in-laws live in West Chester and I have spent many years visiting there. I can tell you there is hardly a Jewish presence there at all. (one of the reasons, my family is not moving there, although it has very good schools and is a great town).

You're bumping a year-old thread, but I'd like to point out that the Jewish presence in Chester County, while more dispersed than other portions of the Philadelphia metropolitan area, has expanded very rapidly in recent years. Between 1997 and 2009 alone, the population nearly doubled (~10k --> ~20k). The West Chester Area is probably ~5-7% these days.
